Started the day with showings and ended it spending the evening with my landscapers, getting another home ready for the market.

Real estate is not always cute outfits, pretty kitchens, and sold signs.

Buying a home is exciting, but the down payment is not the only number to plan for.

A few costs buyers should understand early:

Inspections, plus any additional testing needed for the home, depending on the property.

Appraisal, usually required by the lender to confirm the home’s value.

Closing costs, including lender fees, title fees, taxes, insurance, and more.

Moving expenses, because getting settled into a new home comes with its own costs.

Monthly costs, because owning a home is more than just the mortgage. Think taxes, insurance, HOA fees, utilities, and maintenance.

A little emergency fund, because homeownership can come with surprises.

The goal is simple: understand the numbers upfront, feel prepared before writing an offer, and feel comfortable after closing.

The more you know upfront, the fewer surprises later. šŸ”

If your sump pump has been working nonstop since last night and this morning’s rain… you’re probably not the only one

This is usually the time of year when homeowners around Central Ohio start noticing damp basement smells, water near the walls, or sump pumps cycling more than normal.

A few things worth checking today:
• Make sure the sump pump is actually pumping water out
• Check that the discharge pipe outside isn’t clogged or draining back toward the house
• Look for any water pooling near the foundation
• Look around the sump pump itself for water on the floor, excess moisture, or signs water may not be draining properly.
• Pay attention to musty smells because they usually show up before visible damage

A lot of basement issues start small after heavy rains like this. Catching it early is usually the difference between a quick fix and a very expensive cleanup later.

Just your friendly local reminder after all this rain because basement surprises are never fun.

They brought the sweets, I brought the cake… I guess we all had the same idea for Closing Day! šŸ˜‰šŸŽ‰

Talking over the years about their future home and then seeing my friends officially become homeowners today made this closing feel incredibly special!

Helping friends through such a huge milestone always hits a little differently, and today made me so happy and grateful that I could be part of it. Finally holding the keys and celebrating this moment together was something I won’t forget.šŸŽ‰

So grateful we were able to make the numbers work with a great rate, incentives, and a home they truly love.

More homes are hitting the market in Dublin, OH this spring, but demand around the Dublin School District is still holding strong!

The market is starting to feel a little more balanced compared to the past few years, though competition hasn’t disappeared for homes that are updated, well-priced, and in desirable neighborhoods.

A few interesting shifts from April:
• Inventory increased 30.1%
• Months supply of inventory grew from 1.7 to 2.1 months
• New listings increased 14.3%
• Homes averaged 48 days on market compared to 30 last April

Closed sales were down 10.6% compared to April 2025, with 84 homes closing in April. At the same time, pending sales increased 4.5%, showing buyers are still actively writing offers despite having a few more options.

Even with more inventory hitting the market, sellers are still seeing strong pricing:
• Median sales price: $582,500
• Median list price of new listings: $659,900
• Sellers received an average of 100.7% of last list price

One thing becoming more noticeable lately is how much preparation and pricing matter. Homes that are move-in ready and priced realistically are still generating strong activity, while homes needing updates or priced too aggressively are sitting longer and seeing more price adjustments.

For sellers, this market is becoming a little less forgiving than it was a couple years ago. Buyers are paying attention to condition, updates, layout, and value much more closely now that they have more options.

Living in Dublin and working in this market every day, you can definitely start noticing where activity is picking up, where buyers are slowing down a bit, and which homes are still creating strong competition very quickly.

Between the continued growth around Bridge Park, improvements near Historic Dublin, and development happening around the West Innovation District, Dublin still continues attracting strong buyer interest overall.

The next couple months should give a much clearer picture of how the Dublin market adjusts as inventory continues growing heading into summer šŸ‘€

More homes. More choices. Still a competitive market šŸ”

That was one of the biggest shifts we saw in the Central Ohio housing market in April.

2,202 homes closed in April, down 13.6% compared to April 2025, though year-to-date closings are only down 4.2%, showing the market is still moving steadily overall.

Inventory continued building:
• 5,027 homes available for sale (+13.4%)
• 3,992 new listings in April (+7.8%)
• Inventory supply increased from 1.8 to 2.0 months

Home values also remained strong:
• Median sales price: $346,500 (+8.3%)
• Average sales price: $396,480 (+5.9%)

Homes averaged 39 days on market compared to 32 days last April, which suggests buyers are becoming a bit more thoughtful with decisions while demand still remains strong for well-priced homes.

A few local areas stood out in April:
šŸ“ Franklin County median price: $331,688 (+10.6%)
šŸ“ Delaware County median price: $539,000 (+10.5%)
šŸ“ Olentangy Schools: 132 sales (+15.8%)
šŸ“ Westerville Schools median price: $449,900 (+16.1%)
šŸ“ Grove City sales activity increased 36.5%
šŸ“ Lancaster median price: $285,000 (+9.2%)

What makes this market interesting right now is that not every part of the market is moving the same way. Some homes are sitting longer. Some are getting multiple offers in 24 hours.

It’ll be interesting to see how things continue shaping up as we move further into May and the summer market ā˜€ļø
