“The minute those interest rates come down, all hell’s going to break loose and the prices are going to go through the roof,” she said. “[Right now sellers are] staying put. But they’re not going to stay put if interest rates go down by two points.

“It’s going to be a signal for everybody to come back out and buy like crazy, and the house prices [will likely] go up by 20%,” she said. “We could have COVID [market] all over again.”

One of the key reasons why I don't believe we are in a housing bubble is that today's homeowners have a record amount of equity. Lenders learned their lesson from the last housing crisis and home buyers are vetted much better these days.

Home ownership is still one of the smartest, safest, long-term investments out there.

The good news for Columbus sellers is that home prices are on the upswing, and buyer demand is strong. “We are still seeing multiple offers and very low days on market,” says Jamie Curtis, an agent with Street Sotheby’s International Realty in Columbus.

If you’re a homebuyer

The Columbus market is refreshingly affordable for home shoppers, especially compared to other markets across the country. Even with prices on the rise, the median sale price here is nearly $100,000 less than the national median.

“Now is a great time to purchase a home in Columbus,” says Manton. “The home you see today will sell for more next fall, next spring and next summer due to low supply and high demand.”

It's definitely a weird time. Existing homeowners are reluctant to sell because many have sub-4% mortgages on their existing property. But prices in Columbus are not coming down, due to a shortage of inventory. For prospective buyers who were demoralized by the madness of 2021 and 2022, it's a good time to get back out there.

Columbus-area homes are still rising in value, but at the lowest rate in nearly eight years, according to figures released Thursday.

The Columbus real estate market is still on fire relative to the rest of the country:

"Home prices aside, another factor causing homebuyers to flock to certain markets is economic stability, as illustrated by March’s fourth hottest market: Columbus, OH.

Although home prices here are modest at $375,000, local real estate agent Andrew Show of Buyer’s Resource Realty Service points to the “energy” in the area that comes from having several world-class universities, state government offices, and headquarters for L Brands, Nationwide Insurance, and more.

Show also touts the city’s progressive leanings in extending benefits to LGBTQ partners of city workers and a commitment to containing sprawl even as it redevelops older neighborhoods.

As a result of all this, Show says, “We’re not experiencing any downturn.”"
