The April 2026 Columbus & Central Ohio housing market update is out — and the local real estate market continues to show strong home prices and competitive conditions in many Central Ohio neighborhoods.

According to the latest Columbus housing market data:
• Median home prices increased 8.3% year over year
• Inventory across Central Ohio increased 13.4%
• More homes are hitting the market compared to last year
• Buyers have more choices overall, but competition remains strong in many areas

In many of the communities we work in — including Upper Arlington, Worthington, Dublin, Powell, Clintonville, and parts of Delaware County — well-prepared homes are still often receiving multiple offers quickly.

The Central Ohio real estate market is becoming more balanced overall, but market conditions can still vary dramatically depending on neighborhood, school district, price point, condition, and presentation.
