A national homebuilder that has been in business for nearly 100 years just picked Columbus as its newest market and broke ground in Hilliard last month. Drees Homes operates in Nashville, Raleigh, Dallas, Washington DC and more, and after looking across the country they chose Central Ohio. Their reasoning? Our job growth, our tech industry, and a housing supply they described as underbuilt. When builders with that kind of track record start planting roots here, it is worth paying attention. Columbus is not just growing. It is being chosen. Are you keeping an eye on new construction in Central Ohio?

Your home is sitting… and no one is biting? Let’s talk about why.

If your house is not selling in Columbus right now, there is usually a clear reason. The good news? Most of them can be fixed.

Here are 3 big ones I see all the time.

1. The price is too high.

Price is the number one reason homes sit.

Even in popular areas like Hilliard, Dublin, or Westerville, buyers are very price sensitive in 2026. With higher interest rates, their monthly payment matters more than ever.

If similar homes nearby sold for less, buyers will skip yours. They are watching Zillow daily. They know the numbers.

2. The home is not showing well online.

Buyers shop online first. Photos matter.

If the pictures are dark, cluttered, or taken on a phone, people scroll right past. They might never even schedule a showing.

Simple fixes like decluttering, fresh paint, and bright lighting can make a big difference.

3. It needs updates and buyers feel it.

Columbus buyers right now love move in ready homes.

If your home needs carpet, paint, or roof work, buyers will expect a discount. Some will not even look at it because they do not want a project.

You do not always have to fully remodel. But small updates can help you stand out.

Here is the truth. The market is still active around Columbus. Homes that are priced right and show well are selling.

If yours is not, it is usually strategy, not luck.

If your home has been sitting, how many days has it been on the market? Let me know below.

Thinking about buying a home in Columbus? Do not skip the buyer consultation.

This is the step most people rush past. And it can cost you time and money.

A buyer consultation is just a first meeting with your real estate agent. We sit down, talk through your goals, and make a clear plan.

That is it. No pressure. Just a plan.

Here is what really happens in that meeting.

First, we talk about your budget. Not just what a lender says you can spend, but what feels comfortable for your life. We look at taxes in Franklin, Delaware, or Fairfield County because they can change your monthly payment a lot.

Second, we break down the market. For example, homes in Westerville and Dublin often sell fast and over asking price. In areas like Grove City or Reynoldsburg, you may have a bit more room to negotiate. I explain what that means in real life.

Third, we talk about strategy. A strategy is your game plan. How fast should you move? How strong should your offer be? What repairs should you ask for? In Columbus, many homes under 400k still get multiple offers, so you need to be ready.

Fourth, we answer your questions. Closing costs. Earnest money. Appraisals. Earnest money is a deposit that shows the seller you are serious. I explain it all in simple terms.

Here are a few quick tips:

Get pre-approved before we meet. Pre-approved means a lender has checked your income and credit. It makes your offer stronger.

Be honest about your must-haves. Big yard? Short commute to OSU or Downtown? Good schools? Clarity saves stress later.

Ask about property taxes. They vary a lot around Columbus and can surprise you.

A buyer consultation saves you from guessing. It keeps you calm when the right house pops up.

This one simple change can add thousands to your home sale price.

It is called staging.

Staging means setting up a home to look its best before it goes on the market. Think clean, bright, and styled so buyers can picture living there.

I have seen it happen right here in Columbus.

One Westerville home sat for weeks with no offers. It was empty and felt cold. We brought in simple furniture, light rugs, and bright pillows. Same house. New look. It sold in 5 days.

Another home in Clintonville felt crowded. We removed half the furniture and cleared the walls. Buyers could finally see the space. Multiple offers came in that weekend.

Here are a few tips if you are thinking about selling:

1. Less is more. Take out extra furniture and personal items. Buyers want to see space, not stuff.

2. Light matters. Open blinds. Add lamps. Columbus winters can feel gray, so bright rooms stand out.

3. Focus on the main rooms. Stage the living room, kitchen, and primary bedroom first. These rooms sell the house.

Staging does not have to mean renting all new furniture. Sometimes it just means using what you have in a smarter way.

If you walked into your home like a buyer today, what would you notice first?

The house is the number one thing divorcing couples fight over. Every single time.

In Columbus, the family home is often the biggest asset a couple owns. It also holds years of memories. That mix of money and emotion can turn fast.

Here is the real issue. It is not just who keeps the house. It is what the house is really worth.

Market value means what a home would sell for today, not what you paid for it and not what Zillow says. In areas like Dublin, Westerville, and Powell, prices have shifted a lot over the past few years. Guessing the value can cost someone thousands.

Here is how to avoid the fight.

First, get a neutral local real estate agent to run a full market analysis. That is a report that shows what similar homes nearby have actually sold for. In fast moving Columbus neighborhoods like Hilliard or Grove City, even a few months can change the number.

Second, decide early if one person truly wants to keep the home and can afford it alone. That means being able to refinance. Refinancing is getting a new loan in just one person’s name. With today’s rates, that payment may look very different.

Third, consider the real cost of keeping it. Property taxes in Franklin and Delaware County keep rising. Repairs are not cheap either. A house can feel like a win but turn into a burden.

Sometimes selling and splitting the equity is the cleanest path. Equity is the money left after you subtract what you still owe from what the home is worth.

Divorce is hard. The house does not have to make it harder.

If you had to choose, would you keep the house for the memories or sell it for a fresh start? Tell me below.

Most homes don’t sell fast because they look average online.

Here’s the truth. Buyers in Columbus start on their phone. If your home does not stand out in photos, they will scroll right past it.

You do not need to be a pro to market like one. You just need a smart plan.

First, focus on curb appeal. Curb appeal means how your home looks from the street. Clean up the yard. Add fresh mulch. Paint the front door. In neighborhoods like Clintonville or Grove City, that first photo matters more than you think.

Second, declutter hard. Buyers want to picture their life there, not yours. Pack up family photos and extra furniture. The goal is space and light. Homes in Powell and Dublin that feel open often sell faster and for more money.

Third, price it right from day one. Overpricing to “leave room to negotiate” can backfire. If a home sits too long, buyers think something is wrong. In today’s Columbus market, the first two weeks are the most important.

Last, use great photos. Not dark phone pics. Bright, wide, daytime photos. Most buyers decide in seconds if they want to see it in person.

Marketing is not just putting a sign in the yard. It is telling a story that makes buyers feel something.

If you were selling this year, what worries you most about the process? Let me know in the comments.

Uh oh. The appraisal came in low. Now what?

If you are buying or selling a home in Columbus, this can feel scary. But do not panic. You have options.

First, what is an appraisal?

An appraisal is when a licensed pro gives their opinion of what a home is worth. The bank uses this number to decide how much money they will lend.

If the appraisal is lower than the contract price, the bank will not lend the full amount. That is when things get tricky.

Here is what can happen next.

1. Renegotiate the price.
In many Columbus deals, the seller may agree to lower the price to match the appraised value. This is common in areas where prices cooled a bit or when homes were priced high to test the market.

2. Bring extra cash.
The buyer can choose to pay the difference out of pocket. This happens a lot in hot areas like Dublin, New Albany, or parts of Clintonville where buyers really want the home.

3. Challenge the appraisal.
Your agent can send better comparable sales. Comparable sales are similar homes nearby that recently sold. If the appraiser missed something, the value can sometimes be adjusted.

4. Walk away.
If you have an appraisal contingency, that is a clause that protects you if the value comes in low, you may be able to cancel the deal and keep your earnest money.

Low appraisals are more common when prices move fast, like we have seen in parts of Central Ohio the last few years. The key is having a smart plan before you make an offer.

Are you buying or selling in Columbus right now? What would you do if the appraisal came in low?

Thinking about selling your home during the holidays? It might be a smart move.

Most people wait until spring. That means less competition for you in November and December.

In Columbus, serious buyers are still shopping through the holidays. Some need to move before the new year for a new job at OSU, Nationwide, or one of the local hospitals. Others want to lock in a home before rates change.

Here is why listing during the holidays can work:

1. Less competition. Inventory means the number of homes for sale. During the holidays, inventory is usually lower in Central Ohio. Fewer homes for sale can help yours stand out.

2. Motivated buyers. People touring homes in cold weather and busy weeks are serious. They are not just window shopping.

3. Cozy vibes sell. Homes in neighborhoods like Clintonville, Westerville, and Dublin feel warm and inviting with simple holiday decor. A soft glow and a clean space go a long way.

4. You can still plan for spring. You can list during the holidays and close in January or February. That puts you in a strong spot to buy before the spring rush.

Of course, timing depends on your goals, price point, and neighborhood.

Would you ever sell your home during the holidays, or would you wait for spring? Tell me why.

Don’t get the keys and then find a surprise.

Your final walkthrough is not just a quick look. It is your last chance to make sure the home is ready before you take ownership.

A final walkthrough means you walk through the house right before closing to check that everything is in the same or better shape as when you made your offer.

Here are a few smart tips for Columbus buyers:

1. Check that agreed repairs are done.
If the seller said they would fix the roof, water heater, or outlets, turn them on and look at them. In older Columbus homes, small issues can turn into big repairs fast.

2. Test the big stuff.
Run the faucets. Flush the toilets. Turn on the heat or AC. With Ohio weather, you want to make sure the HVAC works before you close.

3. Make sure the house is empty.
The seller should remove all personal items unless your contract says they stay. Basements and garages in Columbus homes often get forgotten. Take a peek.

4. Look for new damage.
Moving furniture can scratch floors or ding walls. If something looks different from your last visit, speak up before signing.

Closing means you legally become the owner. Once you sign, the home is yours, problems and all.

Have you ever found something during a final walkthrough that shocked you? Tell me below.

Feeling cramped in your own house lately? You’re not alone in Columbus.

A lot of local families are outgrowing their space right now. With home values up in many areas like Hilliard, Pickerington, and Dublin, many owners have more equity than they think. Equity just means the part of your home you truly own, not the part you owe the bank.

Here are 5 signs it may be time to move up:

1. You’ve run out of space.
If kids are sharing rooms, you’re working at the kitchen table, or the garage is packed wall to wall, your home may no longer fit your life.

2. Your income has grown.
If you’re earning more than when you bought your home, you may qualify for a higher price range and better neighborhoods.

3. You want better schools or amenities.
Many buyers are moving toward areas with strong schools, parks, and newer amenities. Parts of Olentangy, New Albany, and Upper Arlington are popular for this reason.

4. You have strong equity.
Columbus home prices have risen steadily over the last few years. That equity can help fund your next down payment and lower your new loan amount.

5. You’re emotionally ready.
Sometimes it’s simple. You’re ready for a bigger kitchen, a home office, or a backyard your kids or dogs can actually enjoy.

Before you jump, check your numbers. Talk to a local lender to see what you qualify for. Then get a home value estimate so you know what you’re working with.

Upsizing is not just about more space. It’s about making your home fit your life today.

Are you feeling squeezed in your current home, or are you happy where you are right now?

Most agents give up too soon. The best ones do not.

The secret weapon of top real estate agents in Columbus is simple. Consistent follow up.

Follow up just means checking back in with someone after your first talk. That is it. No pressure. No hard sales pitch.

In today’s Columbus market, people are unsure. Rates change. Prices shift. Many buyers and sellers in places like Dublin, Westerville, and Grove City are “just looking” for months before they act.

The agent who stays in touch wins.

Here is what that looks like in real life:

1. They check in often, but not in a pushy way. A quick text like, “Hey, homes in Hilliard are getting multiple offers again. Want an update?” keeps the door open.

2. They send helpful info. Not spam. Maybe a short video about property taxes in Franklin County or a heads up that new builds are popping up in Pickerington.

3. They remember the details. If someone says they want a big backyard for their dog, the agent follows up when a home with a big yard hits the market.

Most people do not buy or sell right away. In Columbus, the average buyer can look for 3 to 6 months before making a move. If you only reach out once, you disappear.

But if you stay consistent and helpful, people think of you when they are ready.

Real estate is not about one conversation. It is about many small touches over time.

If you have ever worked with an agent, what stood out most to you? Their follow up or lack of it?
