What I’m taking from this week:

The UA market is not asleep — but buyers are being very specific about what they’ll move quickly for.

The homes that are prepared well, priced with strategy, and easy for buyers to understand are still getting strong results.

I do this every week so you don’t have to guess what’s happening.

The market has texture — it’s not all bidding wars, and it’s not slow.

It depends on the home, the street, and the preparation.

Save this if you’re watching the UA market. Or send it to someone who should be.

👇 Comment SOLD and I’ll send you a more detailed look at what’s moving in your specific price range right now.

Six years ago today, I walked into the hospital as one version of myself and left as Mom to two tiny babies who would change every part of my life.

Maxine — my first born, by two minutes (she will remind you)— my creative, thoughtful girl who brings me flowers, writes me notes just to say “I love you,” and has the sweetest old soul.

Hays — my sweet boy — who builds, creates, figures things out faster than he can get the words out, and still stops to pick me flowers—I hope that never stops.

The bond between them is something I could never fully put into words. They came into this world together, and watching them grow side by side — looking out for each other, learning from each other, challenging each other, and loving each other in a way only they understand — has been one of the greatest gifts.

I started my real estate career before they were born, but I’ve grown it around them — around school mornings, neighborhood walks, parks, front yards, backyards, and the everyday moments that make a house feel like home.

And maybe that’s why this career feels so personal to me.

Because home is never just the walls, the floor plan, or the street name. It’s the people inside. It’s the life being built there. It’s where babies become kids, where people begin again, where families take shape in all different ways, where pets find their sunny spot, friends gather, and memories quietly stack up year after year.

Upper Arlington has given my kids a place to grow up — school drop-offs, favorite local spots, walks through our neighborhood, visits to my office, Littletons, Chef-o-net, Storyline book store and the goodie shop all at Tremont center (our second home) and don’t forget their strong opinions about which parks they love!

Today they are six. And while I will never understand how that happened so fast, I am endlessly grateful for the two little humans who taught me what love and home actually mean.

Happy 6th birthday, Maxine and Hays.
I love you both with my whole heart, to the moon and back and beyond. You make@my heart so happy 🤍🤍

Mood: maintenance with meaning. 🤍

This weekend was our biggest donation drive yet.

More homes, more neighbors showing up, more things finding their way to people who’ll actually use and love them.

What started as a simple spring clean has grown into something I’m genuinely proud of.
There’s something quietly powerful about that.

A huge thank you to everyone who opened their doors — and to for making it all move (literally). This community continues to show up in the most beautiful ways, and I don’t take that lightly.

Missed this one? A drop-off option is coming soon. Stay close. 🤍

Nobody talks about this enough…

You don’t have to sell before you buy. And you don’t have to buy before you sell. There are 4 paths most Columbus families use — and one of them is probably the right fit for you.

🔁 Sell first, rent short-term

🏦 Buy first with short-term financing

📅 Close both on the same day

🔑 Sell, then rent your home back from the buyer

The right strategy comes down to your equity, your timeline, and how much flexibility you need.

Trying to figure out your next move? Send me a DM — I help Columbus families navigate this every single day.

⬇️ Save this for later if you’re not ready yet but know a move is coming.
