🏡 Prince George's County Homeowners

Did you know mortgage rates move almost daily based on the bond market and investor demand?

Even small rate changes can bring more buyers into the market.

Right now rates are hovering around the low-6% range nationally, which is bringing more buyers back into the housing market.

If you've been thinking about selling, this can create opportunity.

Many homeowners are surprised by what homes are selling for right now.

If you want a quick home value report, comment HOME VALUE and I’ll send it to you.

💡 A Real Estate Tip Most Buyers Don’t Know

Mortgage rates recently dropped close to 6% again, which is near the lowest levels seen in the past few years.

When rates move down even slightly:

✔ More buyers enter the market
✔ Home demand increases
✔ Prices often strengthen

But here’s the opportunity!

Many buyers are still waiting on the sidelines.

That means buyers who move early may see:

✔ Less competition
✔ More negotiation power
✔ More options

If you're thinking about buying in Prince George's County, I can send you homes that may have negotiation room.

Comment BUYER LIST and I’ll send them over.

🏡 Realtor Secret 🤫

Many buyers chase the newest listings.
But homes that sit 90+ days often become the best opportunities because sellers may be more open to negotiation.

Sometimes the deal is the house that everyone else overlooked.

If you want the list of homes in Prince George's County that have been sitting longer than 90 days, comment LIST and I’ll send them to you.

🏡 Mortgage Rate Update

Mortgage rates are currently around 6.2% for a 30-year fixed mortgage according to recent national averages.

Mortgage News Daily’s daily index shows rates moving slightly but staying in the low-6% range in recent weeks.

What this means for buyers:

✔ Slightly lower rates than recent highs
✔ Buyers slowly returning to the market
✔ Opportunities for negotiation still exist

For homeowners in Prince George's County, this often means more buyer activity as we move toward spring.

Curious what your home might sell for in today’s market?

Comment VALUE and I’ll run a quick home value estimate for you.

Prince George’s County residents, pay attention to this!

At the recent Accessory Dwelling Unit Task Force discussion, one of the biggest topics on the table was whether tiny homes should be permitted as Accessory Dwelling Units. This is more than a planning conversation. It’s a shift in how homeowners may be able to use their property in the future.

I stay close to these rooms because what’s discussed today often becomes tomorrow’s reality for buyers, sellers, and homeowners across Prince George’s County.

Some people see ADUs as a smart way to create additional living space or future income. Others are concerned about how it could impact neighborhood feel and infrastructure. Both viewpoints deserve space in this conversation.

Here’s what I want to know from you:

If legislation expands ADU options in Prince George’s County, would you see it as an opportunity or a concern? Also, would you ever explore adding one to your own property?

As always, my role is to help you understand what’s changing and how to position yourself wisely as a homeowner.

Let’s talk below.

And if you’re thinking about selling, buying, renting, or investing in Prince George’s County, feel free to reach out directly. I’m here to help you move strategically as the market and legislation evolve.

“I knew it didn’t look right… BUT I went through with it anyway.”

That sentence right there is why people need a realtor.

Every day I hear stories like:
“I didn’t think I needed an agent.”
“I figured I could handle it myself.”
“I just signed it because I didn’t want to lose the deal.”
…And now? They’re calling me to fix what could’ve been avoided.

This post is a joke — but if it wasn’t, would you know how to handle it?

🚧 What You Need to Know About Drywall in Your Home 🏡

According to www.PoisonControl.org drywall is a common building material used in home construction, but not all drywall is created equal! Here are a few key facts:

✅Standard Drywall: Made of compressed gypsum, it’s affordable and easy to install. However, when exposed to moisture, it can weaken and grow mold.

⚠️Problem Drywall (2001-2009): Some homes, especially in Florida & Louisiana, were built with contaminated drywall imported from China. This drywall emitted toxic gases that caused health issues and corroded metal pipes and wiring. If your home was built between 2001-2009, check for blackened copper pipes or strong sulfur odors.

🛑 Mold Prevention: Use moisture-resistant drywall (green board or fiberglass-backed) in areas prone to water exposure. If drywall gets wet and mold develops, replacement is necessary to prevent health risks.

📌Safety First: Drywall dust can irritate lungs and eyes—always wear protective gear when working with it! If swallowed or causing eye irritation, contact Poison Control (1-800-222-1222) immediately.
