"In 2020, the county approved the site for 240 senior living apartments, 282 rental apartments, 345 for-sale condos, 72 fee-simple townhouse lots and 354 assisted-living or memory-care units. The site could also see 150,000 square feet of retail and commercial development and 17 acres of green space. The land sits in an Opportunity Zone and is zoned for mixed-use development.

The site is inside Capital Beltway and about half a mile from the Addison Road station, and about a mile and a half from the District border. About 15,000 people live with an average household income of $90,874 within a one-mile radius of the property, according to data from NAI Michael.

And Prince George's has recently made a push to see more development along the Blue Line."

Owners of a 38-acre tract of land in Capitol Heights lined up development approvals for 1,290 residential units and additional commercial space. Now, they want to sell.
