This quote right here!!!!

I use to be one of those people that held other’s opinions wayyyyy to high! It’s beyond draining, and a HUGE disservice to yourself. Like advice is cool, but at the end of the day - we already know what needs to be done.

When it comes to real estate especially, it’s all too common that other people in your life feel the need to get involved in the process. Remember that when it comes to your life, it’s your choice! Input can be helpful, but you know your preferences best.

Trust yourself. Be confident in your decisions. ❤️

Since it’s the first, let’s switch some things up to make this month all it can be!

For example, instead of “I can’t afford to become a homeowner,” try, “I can create a home budget that works for my needs.”

Reframing exercises aren’t just reserved for the self-help niche. You can also use them to help retrain the thoughts of those around you too! It’s literally like a ripple effect!

Do you ever get overwhelmed from all the maintenance you need to keep up with as a homeowner? (Especially during this pandemic)

There are so many tasks to think about, which is why a great strategy to use is to focus on one thing a time, every month! It’s always a good idea to take care of your biggest investment yet!

This month’s monthly maintenance tip is to tackle cleaning the stairs. (Yes, that’s a thing!) Here are 3 simple steps to do this:

1️⃣ Vacuum or sweep the dust
2️⃣ Grab a cleaner and microfiber cloth to clean the railing
3️⃣ Scrub the stairs with a cleaning product that’s appropriate for the material (don’t forget the crevices!

The myth for today is: Pricing my home high will give me room to negotiate.

Whatever you do – Do. Not. Do this.

It’s understandably tempting — who doesn’t want to get the most out of their home? But pricing your home higher than what’s typical for your area puts you at risk of leaving your house on the market for too long. And when your house is on the market for longer than what’s normal in your neighborhood, potential buyers are going to wonder what’s wrong and stay clear of it.

Instead, hire a real estate agent (ME 😅) to conduct some competitive research and analysis on what homes are selling for in your area and price it competitively to sale fast!

If you’re in the middle of a bidding war or simply submitting your offer on a house, you may be asked if you’re ok with adding an “escalation clause” to your bid.

What does this mean?
In real estate, an is a condition that’s added to a real estate contract that says the buyer is willing to raise their offer price if the seller receives a higher competing offer. As a buyer, you can also set a maximum price you’re willing to go before your offer gets dropped.

It’s completely normal to feel simultaneously excited and nervous about submitting your offer on a house. It’s a significant decision, but there are a few methods you can use to make your offer strong and stand out from the crowd.

Here’s how:
☑️ Be alert of listings so you are one of the first people to view a home and to put an offer on it.
☑️ Offer above the asking price if you and your real estate agent deem that a worthwhile strategy or if it’s a competitive season. Alternatively, offer to add an escalation clause.
☑️ Be open to an appraisal gap.
☑️ Get pre-approved by a local lender. This step is nearly non-negotiable!
☑️ Defer adding closing terms and a timeline for sellers, especially when it’s a seller’s market.
