🏡 **What's Happening in the DMV This Weekend (May 15–17)**

**🍷 Northern Virginia**
The **Spring Wine Festival at Mount Vernon** runs all weekend (May 15–17) on the grounds of George Washington's historic estate. You can sample exceptional Virginia wines, tour the Mansion after hours, and even meet General Washington — and this year it carries extra significance as part of America's 250th anniversary celebration.

The **McLean Community Festival** is also this weekend at Lewinsville Park — totally free admission! Expect live music, carnival rides, gourmet food trucks, a beer and wine garden, a petting zoo, balloon animals, and 100+ exhibitors. A great family day out.

**🚴 Across the DMV**
**Bike to Work Day** has pit stops across Northern Virginia, DC, and Maryland, organized by Commuter Connections and the Washington Area Bicyclist Association. Free T-shirts, refreshments, and giveaways await cyclists throughout the region.

**🏇 Maryland**
**Preakness Stakes InfieldFest** is Saturday, May 16 in Baltimore — the second jewel of the Triple Crown! A huge draw for the region.

Also in Maryland this weekend: the **Saint Sophia Greek Festival** in DC, the **Romanian Food Festival** in Potomac, and the **St. Mary Armenian Spring Food Festival** in DC — all running May 15–17. Plus the **Music City Bluegrass and Roots Festival** in Catonsville on Saturday.

The **Anacostia River Festival** (May 16) at Anacostia Park is free, with live music, fishing workshops, art-making, and pickleball.

Starting August 3rd, the "Limited Review" process for condo loans is gone. That means lenders will now dig deeper into your HOA's finances, reserves, and insurance before approving a mortgage.

What does that mean for you?

✅ Reserve funds must meet new minimums
✅ Deals could take longer to close

If your condo association isn't prepared, sales can fall through.

Buyers, ask your lender about Full Review requirements NOW — before you're under contract.

📊 Prince George's County Real Estate Update — March 2026

Here's what the market looked like in our county in March— and what it means for YOU as a homeowner:

🏡 Homes Sold: 575 (fewer homes selling than last year)
💰 Average Sale Price: $456,426 (prices are holding steady — up 0.5%)
📅 Days on Market: 43 days (homes are taking a little longer to sell)
🏘️ Active Homes for Sale: 1,698 (inventory is DOWN from 2,051 last year)
📋 New Listings: 934 (also down from 1,161 — fewer people are listing)

What does this mean in plain English?

Fewer homes are coming on the market AND prices are still holding. That's actually good news for homeowners in Melwood Park— your home's value is being protected even as the broader market slows.

The buyers are still out there — 837 homes went under contract in March alone. They're just waiting for the right home to come up.

Yesterday we took a quick trip to Philadelphia to see Ali Siddiq — and let me tell you… my stomach and my edges are still recovering. 😂

Before the show, we stopped at Amina for brunch and baby… when I say it was worth it? WORTH. IT.

We ordered the lobster omelet (because clearly we were feeling responsible and classy) and the crispy salmon (because balance 😌). Both? Chef’s kiss. Flavorful, fresh, and plated like somebody’s auntie who really cares was back there cooking.

Then we headed to the show at Kimmel Center for the Performing Arts inside Marian Anderson Hall — and when they say NO recording… they mean it. They literally lock your phone down while you keep it because apparently grown folks cannot follow directions. 🤣

And whew… we laughed until we cried. I mean real tears. The kind where you’re trying not to make eye contact with strangers because you look unwell. Ali did NOT disappoint — storytelling on another level.

10/10 day.
10/10 food.
10/10 ab workout from laughing.

Highly recommend brunch + belly laughs. Just stretch your face muscles first. 😭
