🚨 Sellers: Don’t panic over the home inspection report.

One of the biggest emotional moments in a real estate transaction happens AFTER your home goes under contract… when the buyer’s home inspection report comes back. 🏡🔍
And yes — the report will probably be LONG.

That does NOT automatically mean your house is “bad.” It means the inspector is doing the job they were hired to do:
✔️ Test systems
✔️ Identify defects
✔️ Point out deferred maintenance
✔️ Document safety concerns
✔️ Evaluate the overall condition of the home

What many sellers don’t realize is this:
Buyers usually focus on a SMALLER list of major concerns — not every single item on the report.

That’s why strategy matters during negotiations.
The goal is not to fix everything.
The goal is to protect your leverage, keep the deal together, and focus on the repairs or credits that actually matter most.

This is also why I strongly recommend pre-listing preparation BEFORE your home hits the market. The more we know upfront, the fewer surprises later.
