A home isn't getting the response we expected.

Does that automatically mean it's time for a price reduction?
No. First, diagnose the problem.

Days on market alone don't tell us what needs to change.

I want to understand what buyers are actually doing:
👀 Are they viewing the property online?
❤️ Are they saving it?
📅 Are those views turning into showings?
📝 Are showings turning into offers?
💬 What are buyers consistently saying afterward?

Then I look at what's happening around us.

Has new competition entered the market?

Have competing sellers adjusted their prices?

Which homes are going under contract?

The market is constantly giving us information.

Sometimes that information absolutely tells us the price needs to change.

But the decision should come from the data—not panic over the number of days on market.
Don't react. Read the market. Diagnose the problem. Make the strategic move.

🚨 CONDO OWNERS: THE FINANCING RULES JUST CHANGED.

And this could matter the next time you try to sell your condo.

As of August 3, 2026, Fannie Mae and Freddie Mac eliminated the limited/streamlined review processes that many condo transactions previously qualified for.

Here's what condo owners and buyers need to understand:
It may not be enough for the BUYER to qualify. The CONDO PROJECT may have to qualify, too.

That can mean a closer look at:
💰 Association finances
🏦 Replacement reserves
🛡️ Insurance
🔨 Deferred maintenance
📋 Overall project eligibility

And another significant change is coming.

Beginning in January 2027, Fannie Mae's minimum replacement-reserve requirement for Full Reviews increases from 10% to 15% of annual budgeted assessment income.

For condo sellers, this means understanding your association should become part of the pre-listing strategy.

For condo buyers, project due diligence needs to happen early.
A beautiful condo + a qualified buyer doesn't necessarily equal a financeable transaction.

🍂 The fall selling window is coming — and it may be shorter than you think.

I put two well-priced homes on the market this week, and the showing traffic has been softer than I would normally want to see.

Does that mean the market has suddenly shifted? Not necessarily.

We're at the end of August. Back-to-school is here, summer vacations are wrapping up, and I'm watching closely to see what happens as buyers settle back into their routines after Labor Day.

The numbers I'll be watching:
🏡 New and active inventory
📑 Homes going under contract
📆 Days on market
📉 Price adjustments

For homeowners who want to sell and close before the end of 2026, the stretch from September through roughly Thanksgiving matters.

Don't wait until October to start getting ready.
Prepare now. Position your home correctly. Be ready when the fall buyers are.

🔐 Before that lockbox goes on the door, we need to talk about what's inside the house.

Once your property is on the market, people are going to be walking through it.

That's why the Lock Box Addendum specifically tells sellers to safeguard or remove valuables and personal property.

Jewelry. Cash. Medication. Important documents. And yes—fi****ms.

I work with a lot of military families, so I'm very clear about that last one. Remove fi****ms from the property or make sure they are properly secured and locked away where no one attending a showing can access them.

And here's something landlords need to know:

🏠 Selling a tenant-occupied property?

Your tenant must consent to the lockbox and sign the addendum too.

Owning the property doesn't mean we simply put a lockbox on the door and start sending buyers through someone's home.

Before the first showing, walk through your property like a stranger is coming over.
Because they are.

Before you choose a Realtor, ask how they're preparing you—and your property—for showings, not just how they're planning to market your house.

This one took more than putting a sign in the yard.

The property had been previously listed with another agent and came with a complicated title situation that continued to evolve during the transaction.

Once the title was worked through, we gave the property a fresh start:

📸 New photography
💰 New pricing strategy
🏡 New positioning in the market

And we got it SOLD.

Some properties don't need more time on the market.

We’ve crossed 2,000 active homes for sale in Prince George’s County.

This week:

🏡 2,045 Active
🚧 163 Coming Soon
✅ 1,149 Pending/Under Contract
🏠 4,698 Sold YTD

Last year at this time, 4,976 homes had sold, so we’re about 5.6% behind last year’s pace.

But sellers, THAT isn’t the number I want you focused on.

I want you looking at 2,045 homes currently for sale.

Buyers have choices.

More than 1,100 homes are under contract, so buyers clearly haven’t disappeared. They simply don’t have to settle for a home that’s overpriced, poorly presented, or doesn’t compete with everything else they’re seeing.

This is a competitive market for sellers.

That's me walking around National Harbor talking about Prince George's County, my experience in real estate, and all the different families I've had the privilege of helping over the years.

And you know what?

The video may be old, but the message still fits.

I was born and raised in Prince George's County. I've been selling real estate since 2005, and I've had a front-row seat to the growth and development that's happened throughout this county.
