Here is what is actually happening across Maryland’s luxury real estate market right now:
🔹 Total Sales are Flat: Statewide sales volume is hovering right around 0% to +2% year-over-year. Mortgage rates and tight inventory have kept overall transaction counts stable rather than surging.
🔹 Active Inventory IS Up ~15%: In places like the Baltimore metro and surrounding luxury corridors, available listings have surged 13% to 15% year-over-year.
🔹 The High-End Outperforms: Upper-bracket single-family homes in Montgomery County (Bethesda, Potomac) and Anne Arundel (Annapolis) are moving faster and commanding stronger terms than the broader market.

What is really happening in Maryland, DC, and Northern Virginia right now — and why it matters if you are feeling pressure on your mortgage.

If you live in Prince George's County, Charles County, Montgomery County, or anywhere across the DC metro and Northern Virginia, you have felt it. Homes are not moving like they did, inventory is tight, and families feel stuck.

Here is why things are as they are.

To fight inflation, the Federal Reserve raised rates aggressively. Mortgage rates that were around 3% climbed to around 7%. For a homeowner with a low rate, selling now often means giving up that rate and doubling the monthly payment.

That creates what we call the lock-in effect. Homeowners who would normally sell decide to stay put. Inventory stays low. Movement across the DMV slows down.

For most families, it is just frustrating. For families already facing missed payments, job changes, divorce, or medical bills, it gets harder. When you cannot sell easily and payments get tighter, some homeowners run out of runway. That is why foreclosures and short sales are becoming more relevant conversations here again.

There is hope in this picture.

Markets move in cycles. This tight stretch is not permanent. And even inside a tight market, there are dignified, strategic paths forward.
