TIPS AND TRICKS FOR 1ST TIME BUYERS:

1 - Do a personal financial review -
Create a Financial Plan first.
2 - Start with an early loan pre-approval -
Obtain a Pre-Approval for the mortgage. Very important!
3 - Gather your information for a pre-approval -
Be ready to fill out the necessary paperwork.
4 - Meet the minimum qualifications -
FHA loans require a 600 FICO score.
Conventional loans require a 620 FICO score.
Debt-to-gross income should be 50-55%.
5 - Gather your cash - but not 20 percent -
1st time buyers can put down 3-3 1/2 % for FHA loans.
0% for a VA loan. You will need 2-3% for closing costs.
First-Responders may qualify for a better rate.
NOTE: PMI (Private Mortgage Insurance) may be required.
6 - Understand the gift rules -
Gift monies are only allowed from family members.
7 - Find out about homebuyer programs -
As your lender for special loan programs for 1st time buyers.
8 - Choose the right loan for you -
Conventional loans for good credit and low income-debt ratio.
FHA loans for less than perfect credit or income-debt ratio.

Why?
Sellers: Low inventory and higher demand equals quick sale.
Buyers: Great interest rates and prices equal to that of tens years ago.
