It happens, and I get it! But here’s the truth. Those listing photos and descriptions that make everything seem so perfect are marketing. 📸

Before you fall in love with a price or a kitchen, you need the context, and you need to see what the home is actually like.

Scrolling is fun. But planning is smarter. 🧠

👀 Here’s what most buyers don’t realize.

​​When a home has been on the market for a while, your strategy should shift.

Time on market gives you very valuable information 👏 You can use this to build an offer that gets you the best deal while also working out for the seller.

In situations like these, here’s what I review with my buyers:

- Price reductions and how recent they were
- Total days on market
- Whether the home fell out of contract before
- The seller’s motivation and timeline

Sometimes this can look like offering below list price while other offers will look like keeping the price strong but tightening up terms to make the seller’s life easier 🤝

I wish more buyers heard this!

That weird in-between phase after closing is normal. 🗝️

It’s the part where you’re proud and unsettled all at the same time.

Where the house doesn’t quite feel like home yet and you start wondering if everyone else adjusted faster than you did. 😅

What most people don’t realize is that comfort comes from living in your new home! It’s built through tiny routines and those normal nights and mornings.

Nothing is wrong if it hasn’t clicked yet. That sense of “wait, this is actually mine” shows up slowly and usually on an ordinary day. ☕️
