The amount of inventory we’ve seen lately has been awesome. Buyers actually have options right now AND, believe it or not, there’s been quite a bit of room to negotiate.

In just the last month, one of my buyers negotiated a fully furnished townhome.

Another got a 2-year home warranty along with 8 other requests we made… none of which got any pushback.

Obviously every house and every deal is different. But this is also why having someone on your team matters.

Summer always seems to fly by.

We’re making it a goal at our house to soak up as much of August as we can, and these are a few local events we’ll either be at or are excited to check out.

🎨 Aug. 3 | Art Night at Big Grove
A relaxed evening to unplug, get creative, and spend time with good people. Whether you’re an artist or can barely draw a stick figure (🙋🏽‍♂️), it’s all about having fun.

💪🏽 Aug. 8 | Never Settle Day x Blaise Settle
📍Water Works Park | 9 AM–1 PM

I’ve heard this is one of the most uplifting events of the year. A morning centered around community, movement, and mental wellness with activities like a 5K, Pilates, dance fitness, group workouts, and more. If you’ve never been, this might be the year to change that!

📍Johnston Town Center | 6:30–9 PM

Yes, the Iowa State Fair kicks off that day… but if you’re looking for a more laid-back family night, Johnston’s Tunes at Twilight is hard to beat. Bring a lawn chair, enjoy some live music, and make the most of a summer evening.

If you’ve never seen rugby in person, you’re missing out. It’s one of the most exciting sports to watch live, and it’s a great family-friendly afternoon. I’ll be out there with the Wombats, and after the match we’ll head over to SingleSpeed Brewing in downtown Des Moines for our post-match social. Whether you’re a longtime fan or just curious about the sport, come hang out!

This weekend had me questioning a few life choices… mainly not checking the weather before camping out. Woke up cold, stiff, and immediately humbled &that’s rugby for you.

Saturday went 3–0
Sunday (while I was back home trying to unlock my body again)

the boys finished it off 2–0 and brought home some hardware.

Couldn’t be more proud of this group.

I’m heading into my 10th year, and somehow the love for the game just keeps growing. The West Des Moines Wombats Rugby Club isn’t just a team it’s an amazing community. The kind of group that shows up for each other on and off the field. Some of you have even seen that firsthand.

The best part of the weekend, my family drove over an hour just to surprise me on the sidelines💛

Rugby’s a wild sport. It’s physical, it’s gritty, and yeah… you’ll leave with a few bumps and bruises. But it builds something different in you.

If you’ve never seen it live, fix that.

We’ve got a match this Saturday at 1pm at Des Moines Rugby Club.

If you want to see 30 guys go to war (in the most respectful, controlled chaos kind of way)… come out.
