Don't let a rent increase be the reason a good resident leaves. Turnover costs (vacancy, re-leasing, etc.) usually end up costing more than the extra rent you'd gain!

Raising the rent might feel like an obvious move every year, and sometimes it is. But if you've got a resident who pays on time, takes care of the place, and renews without drama, think twice before making that increase the reason they leave.

Sometimes the smartest financial move is the one that keeps a great resident right where they are.

We start with a comp analysis (what similar homes are listed for, what's recently rented nearby), then adjust based on traffic once it's live. Smart renters won't overpay when there are similar options down the street, so pricing it right from day one is what gets you a great tenant fast.

Sometimes the numbers are perfect and a home still sits, because someone didn't love the shrub out front. People are people.

Waukee is one of the most up and coming communities in the Des Moines metro. So why is vacancy at 8%, up from 6% last year, and the current highest of any other neighborhood in the area?

The answer is pretty simple. There’s too much supply, and not enough demand! Due to factors like overbuilding during COVID, cost of living pressure, and commute tradeoffs to cheaper nearby suburbs, there’s plenty of great units sitting empty.
