Right to Home Inspection Act
Assembly Bill A9629 and Senate Bill S8729

A bill currently being considered in New York could significantly change the home-buying process by giving buyers additional protections.

Some key highlights include:

✔️ Establishes a buyer’s right to obtain a home inspection.

✔️ Creates a 10-business day (14 calendar day) inspection period from the date a contract is signed.

✔️ Allows buyers to cancel the contract during that period based on inspection findings.

✔️ Aims to reduce pressure on buyers to waive inspections in competitive markets.

Why does this matter?

A home is often the largest purchase you’ll ever make. A professional home inspection helps identify safety concerns, major defects, and costly repairs before closing, giving buyers the information they need to make an informed purchase decision.

Whether this legislation ultimately becomes law or not, understanding the condition of a home before purchasing remains one of the most important steps in the buying process.

The attic is a critical system within your home. During an attic inspection, the inspector will report on how the attic was accessed, the structure of the attic including rafters, trusses, roof decking, and any flooring. Also included is the type of insulation and any ventilation.

Common observations include damaged structural components, discoloration indicating possible leaks or even possible mold, soffit vents covered by insulation, and bathroom vents that terminate in the attic.

Real Estate Agents — especially those representing sellers — this one’s for you 👇

A smooth home inspection doesn’t happen by accident. It happens when the home is properly prepared.

Here are the steps your sellers should follow before inspection day. Share it with every listing client — it helps set clear expectations, reduces stress, and keeps deals from falling apart at the last minute.

Why preparation matters for your sellers (and your business):
✅ Fewer delays at the closing table
✅ Lower chance of surprise repair requests or renegotiations
✅ Avoids costly return inspection trips (which can sometimes fall on the seller)
✅ Shows buyers and their agents that the home has been well-maintained
✅ Positions you as the proactive, knowledgeable agent who prepares clients for success

When sellers are prepared, inspections go smoother, buyers feel more confident, and your transaction has a much better chance of closing on time.

Pro tip: Send this to your sellers as soon as the inspection is scheduled. It takes the guesswork out of “what do I need to do?”

Save this post and share it with your next listing client — or tag a fellow agent who needs this!

“Are you going to walk on the roof?”

“I already did.”

The roof is one of the most important systems in your home, and the first line of defense against water infiltration. It’s also something I like to inspect before the client arrives. Although I encourage my clients to follow along, a roof is not somewhere they should be.

🏠 What a Home Inspection Is… and What It’s Not

There’s a lot of confusion around home inspections, so let’s clear it up.

✅ What a Home Inspection IS
A home inspection is a professional evaluation of a home’s visible and accessible components at the time of the inspection.

It includes things like:
• Roof condition
• Structural components
• Electrical systems
• Plumbing
• HVAC
• Attic & insulation
• Foundation
• Exterior & interior components

It’s designed to help buyers understand the condition of the home so they can make informed decisions.

It’s about education and awareness, not alarm.

🚫 What a Home Inspection is NOT
• It’s not a pass/fail test
• It’s not a code compliance inspection
• It’s not a warranty
• It’s not a guarantee nothing will ever break
• It’s not a renovation estimate
• It’s not a deal-killer (unless you let it be)

Every home — even new construction — will have findings. The goal is clarity, not perfection.

A good inspection provides context:
👉 What’s typical for the age of the home
👉 What needs maintenance
👉 What should be monitored
👉 What may require repair or further evaluation

Buying a home is a big decision. The inspection is there to reduce surprises, not create fear.

If you have questions about the process, feel free to reach out. Education beats assumptions every time. 👊
