eepless nights. A home inspection is one of the smartest ways to educate yourself about the physical condition of a property you want to buy. A home inspection is a visual inspection of the physical structure and mechanical condition of a home, from roof to foundation. The inspection is designed to identify problems that may exist, advise of repairs needed and, in some cases, provide preventive maintenance advice. A home inspection points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. I have taken a pledge, to provide a service to my customer, and to my customer only. My responsibility is to provide my client with the necessary information to help them make the decision to purchase OR pass on a property. Unlike most business operators, home inspectors are usually hired by a customer before they even get a chance to meet. Please allow me to introduce myself. I am Joshua Amodio, and feel free to call me Josh! Growing up, I was the typical boy, always finding something to get in to. I spent the majority of time building something, usually forts and tree houses, and the other time I spent taking something apart to see the inner parts and learn how it worked. I learned at an early age how to fix the things that my Dad and older brother always seemed to break! I guess you can say I was truly intrigued by the workings and mechanics of a home. That love of mine for a home sent me away to college to earn my degree in Building Construction, where I learned even more about the intricate parts of what makes a complete home. Whenever a friend or family member moved in to a new residence, I always had to inspect the place, not only to learn about building practices, but also to recognize any issues that I noticed. My friends will tell you that the first room I wanted to see when I visited for the first time was the basement....the second, the attic!!! I have done this now for as long as I can remember. Fast forward to today. When my wife and I bought our first home, we were told we needed a NYS Licensed Home Inspector. I looked on-line, found a home inspectors website, called the number, hired him, and within a couple of days the home was inspected and I had a report in my hand. With all of my years in the construction field, I never knew that there was someone other than a codes inspector to inspect a home. And only up until recently did a home inspector have to be a Licensed Inspector. The home buying experience introduced me to the career I have today. I realize that buying a home is going to be the single biggest investment that someone will make, it was for me. I felt that the inspection process allowed me to look at any issues and determine if I really wanted to invest my money in the home. My love for a home, my understanding of the thoughts that a new home buyer is experiencing, and my dedication to the customer is what drives me every day. I was once given this advice "Don't settle for what it is you know. Discover what it is that you truly love and pursue it with complete passion". People often ask me what I enjoy most about home inspecting. And my answer has always been the same since 2012. "I love knowing that when I am completed with the inspection that the client has all of the information they need to make a decision moving forward".

In todays real estate market, its even more important to be sure that you choose the right inspector to protect your financial interest. Because if you care about your home, then you need an inspector that cares about you.

It's no lie, every review that comes in is special.
Every day, I wake up blessed and I say to myself "I GET to go to work today", doing what I love and am passionate about. It's nice when clients recognize this.

Growing up around a family of trades people, I fell in love with construction. It led me to college and a degree in construction. Today, I teach about houses to each and every client. Those qualities are the things that allow me to help countless homebuyers (and current homeowners).

*** FRIGID COLD INCOMING ***

As we prepare for the incoming sub-zero temps, we need to make sure we remain safe.

These are just a few things to remember to help us make it through the weather.

▪︎ Stock up on batteries for flashlights. Do not rely on your phone flashlight, as you need to keep that charged.
▪︎ Do not leave your pets outside for longer than they need to "do their business"
▪︎ Keep your shades/curtains closed to help keep in heat and cut down on drafts
▪︎ Fill your car gas tank
▪︎ Make sure you have all of your medications available
▪︎ To prepare for your warmth....DO NOT WAIT until it is cold to turn up your heating in your home. A furnace works best and more efficiently to keep the home at temperature. If you wait until it is too cold, you will put stress on your heating system, causing it to die. And now is not the time for that to happen.
▪︎ If you are using a space heater to help, USE CAUTION. Do not use extension cords. Do not use power strips. Extension cords and powerstrips cannot handle the amount of power needed and can lead to fires. If you live in an older home with older wiring, using a space heater may not be the best choice and should be avoided.
▪︎ Choose to cook a dinner that uses the oven. This will help provide heat. DO NOT USE THE OVEN TO HEAT YOUR HOME. When you are done cooking, turn the oven off and leave the door open.

We have been through the cold before, but we always need to be smart and stay safe.

*** DO NOT LET YOUR HEATING THERMOSTAT BATTERIES RUN OUT ON YOU ***

With the coldest of weather upon us, it is imperative that you check (or better yet, replace) the batteries in your heating system thermostat.

When the batteries die, your heating system will not turn on, allowing the frigid temperatures to freeze your pipes and possibly cause damages.

This reminder is especially true for vacant or unoccupied homes.

Real Estate Agents, please take note of your listings.
Homeowners going on vacation, this is a great time to replace the batteries. (Before you leave the home, open the cupboards under sinks, especially sinks on an exterior wall), as this will help get heated air into the areas that contain water supplies.

A couple of dollars spent now can save you thousands later.

As I am finishing up 2025, I've had to reflect on what a wild year we experienced in the Real Estate industry in CNY!!!

I am incredibly proud and grateful to look back on a very busy and successful year of inspections, but most importantly, providing peace of mind for my customers.
From first-time homebuyers to seasoned investors, helping each one navigate their property journey with confidence is what drives me every day. I am honored that each chose me to help them.

Highlights of the year:
~Multiple Charities and Sponsorships was higher this year compared to years past. A portion of every inspection is always donated to a charity. CNY customers helped donate 232 sets of Hats, Gloves and Scarves to area children and those in need.
~Priceless Inspections was voted the 2025 Platinum Home Inspection Service in CNY by the Community Votes for the 3rd consecutive year. While there are many very good inspectors in the area, Priceless Inspections llc continues to lead the way through Honest, Ethical,Professional and thorough conduct. A quality inspection provides the best information about a home to help a buyer with their decision.
~Maintained the reputation for thoroughness and integrity in every crawlspace, attic, roof and foundation.
