Born into a US Air Force military family of five children, I learned early on what service to others and support of my community meant. My childhood memories and memberships as a Brownie and Girl Scout selling cookies door to door on Travis Air Force Base helped shape my core values and led me to earn a Master’s and Bachelor’s degree from California State University in the East Bay and the Univers

ity of California at Berkeley, respectively. I then went on to work for Solano County Health & Social Services and the California Dept. of Health, where I spear-headed community campaigns to clean-up economically stressed neighborhoods, help women gain access to prenatal care and allocate tax-payers funds for breast cancer prevention programs. But, my most valued effort was teaching parenting skills to incarcerated women in the Solano County jails. So, when my family suggested I become a Real Estate Agent, I initially said WHAT? But, I soon learned my passion to help others gain economic empowerment and wellness can be attained through home-ownership. As a result, I earned my California Real Estate License in 2004. Now with more than 17 years of residential Real Estate sales experience, I have successfully helped over 100 families become home-owners and assist them toward their goal to build wealth by investing in Real Estate. While the current housing market is generally favorable to sellers due to today’s limited housing supply, there are still factors that can cause delays or even prevent a house from selling. Here are a few things to think about.

One of the biggest challenges in the housing market right now is how few homes there are for sale compared to the number of people who want to buy them. To help emphasize just how limited housing inventory still is, let’s take a look at the latest information on active listings, or homes for sale in a given month, as it compares to more normal levels.

According to a recent report from Realtor.com, “On average, active inventory in June was 50.6% below pre-pandemic 2017–2019 levels.”

If you’re thinking about selling your house, that low inventory is why this is a great time to do so. Buyers have fewer choices now than they did in more normal years, and that’s continuing to impact some key statistics in the housing market. For example, sellers will be happy to see the following data from the latest Confidence Index from NAR:

You might be worried we’re heading for a housing crash, but there are many reasons why this housing market isn’t like the one we saw in 2008. One of which is how lending standards are different today. Here’s a look at the data to help prove it.

Every month, the Mortgage Bankers Association releases the Mortgage Credit Availability Index. According to their website, “The MCAI provides the only standardized quantitative index that is solely focused on mortgage credit. The MCAI is . . . a summary measure which indicates the availability of mortgage credit at a point in time.”

Basically, the index determines how easy it is to get a mortgage. In 2004, the index was around 400. But, by 2006, it had gone up to over 850. Today, the story is quite different. Since the crash, the index went down because lending standards got tighter, so today it’s harder to get a mortgage.
