The aspens above Booth Creek go gold almost overnight, and the light on the Gore Range at five o’clock does something it doesn’t do any other month.

What I’m looking forward to this fall in Vail, Colorado:

🍎 The Vail Farmers’ Market & Art Show on East Meadow Drive — it runs Sundays through early October, and the last few weeks are the good ones.
🍂 Bridge Street in Vail Village on a Saturday, once the crowds thin and you can actually get a table.
🥾 The Booth Falls Trail in East Vail, or the Gore Valley Trail if you want the easy version.
☕ Yeti’s Grind in Lionshead, when it’s cold enough that you want the hot one.
🍺 Vail Oktoberfest — Lionshead September 11–13, Vail Village September 18–20.

As a Vail, Colorado real estate agent I’m in and out of East Vail, West Vail, and Intermountain all week, and this is the stretch of the year I’d pick if I were showing someone why people stay in Eagle County.

The top three I’d do in Vail this weekend:

The 32nd Vail Jazz Festival at Manor Vail Lodge, September 4–6, because it’s the last big weekend of summer and the tent sits right under Golden Peak.

Beaver Creek Oktoberfest in Beaver Creek Village, September 4–6, for the steins, the brats, and the oom-pah before the aspens turn.

The Vail Duck Race on Gore Creek Sunday, because 10,000 rubber ducks racing under the Covered Bridge is peak Vail and somebody walks away with $5,000.

Save this so you’re not scrolling Saturday morning trying to figure out what’s open in Vail.

The kitchen is fixable. The commute is not.

Comment LISTING and I’ll send you the fixer uppers and lots in Eagle County, CO worth looking at.

Everything inside a house can be changed. Layout, finishes, the bathroom you hate, all of it is a line item. What you can never change is what’s outside the front door.

So when someone asks me where to buy something they’ll have to work on, I don’t start with the house. I start with the three Eagle County neighborhoods where the land is worth the work.

Minturn. Deep lots, mature trees, and a walkable Main Street minutes from Vail. The homes here are dated. The location never will be.

Eagle-Vail. 10 minutes to Vail, and the split-level and ranch homes on these streets are worth restoring instead of replacing.

Gypsum. Bigger lots near Gypsum Creek and the Eagle River, which is why the tear downs here move before they ever hit the market.

If you’re moving to Eagle County, CO and open to buying something that needs work, this is where I’d have you looking. Same goes for Vail, Avon, Edwards, and the rest of the valley.
