Every year around this time, sellers ask me the same thing. Did I wait too long? Is the good window already gone?
Here is the honest answer. No.
The buyers shopping right now in Vail are some of the most serious all year. The casual spring browsers have moved on, and the people still looking are ready.
Inventory here remains controlled, we’re sitting at just over 5 months of supply, which still favors sellers. A well-priced home does not get lost in the noise.
Summer is actually one of Vail’s two peak seasons. Buyers who missed the ski season window are actively looking now, and many want to be settled before fall. That keeps demand steady straight through August.
Waiting is not free. It is another mortgage payment, and it is competing with every other home that lists when the leaves turn.
