If you didn’t list your Vail, CO home this spring, you did not miss your shot.

Comment START and let’s talk about what selling this summer could look like for you.

Every year around this time, sellers ask me the same thing. Did I wait too long? Is the good window already gone?

Here is the honest answer. No.
The buyers shopping right now in Vail are some of the most serious all year. The casual spring browsers have moved on, and the people still looking are ready.

Inventory here remains controlled, we’re sitting at just over 5 months of supply, which still favors sellers. A well-priced home does not get lost in the noise.

Summer is actually one of Vail’s two peak seasons. Buyers who missed the ski season window are actively looking now, and many want to be settled before fall. That keeps demand steady straight through August.

Waiting is not free. It is another mortgage payment, and it is competing with every other home that lists when the leaves turn.
If selling has been on your mind, early summer in Vail is still a strong place to start.

One of the biggest misconceptions in real estate is that the list price tells the whole story.

But when you look at what homes in neighborhoods like Edwards, Town of Vail, and Beaver Creek actually sell for, you start to see how much strategy goes into pricing.

Some homes sell over asking. Some sell under. Some land right on the number.

And some do it in 3 days and others in 6 months.

It all depends on timing, competition, demand, and how the home is positioned when it hits the market.

If you’re buying or selling in Vail Valley, CO, understanding the real numbers behind the market matters.

Thinking about buying or selling in Eagle County? Comment MOVE and I’ll send you my local guide.

If you’re waiting for home prices to come down in Vail, CO, I have bad news for you.

Despite what you may read on the news or hear from family members, there are NO signs of the market “crashing” any time soon.

While Memorial Day weekend in Vail, CO feels like a vacation of its own, there are SO many great easy getaways too.

Comment GUIDE and I’ll send you my full Vail local guide.

You do not need two weeks and a passport. You just need a plan and a few hours in the car.

Vail sits close enough to some of the best mountain towns, red rock canyons, and urban escapes in the Rockies that most of these are doable on a tank of gas. A mix of day trips and overnights, something for every kind of long weekend.

A few of my favorites:
• Aspen, CO / 1.5 hrs by car / Stay:
• Crested Butte, CO / 3 hrs by car / Stay:
• Steamboat Springs, CO / 3 hrs by car / Stay:
• Denver, CO / 2 hrs by car / Stay:
• Moab, UT / 3.5 hrs by car / Stay:
• Telluride, CO / 5 hrs by car / Stay:

This is one of my favorite things about living in Vail and the greater Colorado Rockies. The location puts you closer to more than most people realize.

Moments like this are why I do what I do 🤍

Real estate is never just about the transaction, it’s about the people behind it. Every client comes with their own unique story, complexities, and trust that they place in me, and I never take that lightly.

Mary Lynn, thank you for trusting me with something as significant as your home. Navigating every detail of your sale was something I was honored to do, and seeing it come together the way it did means everything to me.

To every client who has let me be a part of their journey, thank you. You are the reason I show up every single day and give this everything I have.
