She found me on Instagram.
After a quick call, we mapped out exactly what she needed:
✅ Under $1.5M (ideally closer to $1.3M)
✅ 4 bedrooms
✅ Garage
✅ Close to her daughters’ school
✅ Future rental potential
Not an easy combination to find in the Vail Valley.
A property that checked all the boxes hit the market and had only been available for a couple of days. With an open house scheduled for the next day, we knew we had to move fast.
We submitted a strong offer, negotiated $13,000 off the purchase price, and secured a quick 30-day closing.
During inspections, we uncovered several issues and successfully negotiated additional money toward the buyer’s closing costs rather than accepting the property as-is.
The result? A home she loves, her daughters will be settled before school starts in August, and she now owns a property with long-term rental potential.
One of my favorite parts of this job is helping clients find a home that fits their lifestyle, goals, and budget, not just what’s available, but what’s right for them.
