Hiring a home inspector is one of the most important steps you can take during the due diligence period as a home buyer. 🏡
Today we had the chance to learn from some of our amazing local inspectors — T-Squared Inspections, A+ Inspections, Big Deck Inspections, Happy Day Inspections, and Handy Home Inspections — who answered questions from Realtors and shared insight into common issues they see in homes around our area.
If you’re a buyer, here are a few things to keep in mind when hiring an inspector:
🔹 Schedule early. Inspectors can book up quickly, so reach out as soon as you’re under contract to make sure your inspection can be completed within the due diligence period.
🔹 Authorize your Realtor to receive the report. You are the inspector’s client, so if you don’t give them permission to send the report to your Realtor, we won’t be able to review it and help draft any amendments for repairs or concerns.
🔹 Ask about crawl spaces. If the home has one, ask whether the inspector actually goes inside or uses a robot or drone. Many major issues are found in crawl spaces, so having someone physically inspect that area can be important.
It’s also important to remember that an inspection report isn’t meant to force the seller to replace everything in the home. Many times, sellers may not even be aware of some issues that come up. The goal of an inspection is to educate you about the home you’re purchasing so you understand its current condition and can plan for maintenance and future repairs — especially when it comes to major components like structural elements, electrical systems, roofing, and other big-ticket items.
