It’s easy to walk into a home and immediately notice the updated kitchen, fresh paint, or beautiful décor.

But as a Realtor, I’m looking at a lot more than what’s on the surfaceand you should too.

Here are 5 things I always encourage buyers to pay attention to during a home showing:

1. Look Up

The ceiling can tell you a lot.

Look for:
✔️ Water stains
✔️ Cracks
✔️ Sagging areas

These could indicate previous leaks or structural concerns that deserve a closer look.

2. Check the Major Systems

That gorgeous backsplash won’t matter much if the HVAC is on its last leg.

Ask about:
🏠 Roof age
❄️ HVAC system
🔥 Water heater

These are some of the most expensive items to replace, so it’s important to know their condition.

3. Look Beyond the Home

Remember you can renovate a house, but you can’t change its location.

Pay attention to:
📍 Busy roads
📍 Nearby businesses
📍 Noise levels
📍 The condition of neighboring homes

Think about what living there every day would actually feel like.

4. Test the Little Things

Open doors.
Open windows.
Turn on faucets.
Flush toilets.
Check light switches.

These small tests can reveal maintenance issues that aren’t obvious at first glance.

5. Think About Your Future

Don’t just ask yourself, “Do I love this house?”

Ask:
✔️ Will this home meet my needs in five years?
✔️ Is there enough space?
✔️ Does the layout fit my lifestyle?
✔️ Will this home have good resale value if I decide to move later?

Buying a home is one of the biggest investments you’ll make. It’s important to think beyond today.

Buying a home comes with more than just a down payment. Here are a few expenses many buyers don’t plan for:

🏡 Earnest Money Deposit – Shows the seller you’re serious about your offer.

📋 Home Inspection – Helps identify potential issues before you buy.

🏦 Closing Costs – Typically include lender fees, title fees, taxes, and insurance.

📦 Moving Expenses – Don’t forget to budget for the actual move.

🔧 Immediate Repairs or Upgrades – You may want to change locks, paint, or make small improvements after closing.

The good news? Many of these costs can be planned for and in some cases, negotiated.
