Mistake #1: Not listening to your agent's recommendation.⁣
Emotions run high when selling, especially if you’ve lived in your home for years. Sometimes I have sellers who love their home so deeply, they can’t see clearly where to price it. Other times, sellers want to recoup 100% of their upgrade or renovation costs. ⁣

The truth is, pricing a home for the market is more than emotions or renovation costs. It’s comps, location, size, age, updates, and, of course, market conditions. While a good agent will always listen to your opinions, he or she will use their own tried-and-true methods to price your home accurately.⁣

Mistake #2: Way overpricing your home so you’ll have “room to negotiate.”⁣
Overpricing is the #1 way to crush your chance at getting the most money for your home. The idea that pricing a home higher will lead to a higher sale price is just flat out WRONG!⁣

The first few days of a listing are the likeliest to bring a high offer. Crazily overprice it and buyers won’t be interested. Remember they have agents too who know what your home is worth. A home that is priced right will generate more interest and sell faster.⁣

Whether you're in it for the Self Care Sunday, the beautiful Los Angeles scenery, or the friendship drama only screenwriters can dream of, Insecure has captured everyone's attention. So today I thought it would be fun to break down what your favorite Insecure character says about your dream home.

Let's start with the character nobody can stop talking about and the creator of the show: Issa. If you love Issa, maybe your dream home is also a Mid-Century blend of aesthetics, like warm wood tones, with bold statement pieces, and a patterned rug.

If you love Tiffany, you may go for farmhouse lux a home with hardwood floors and built-in custom cabinets. Tiffany is a classic collector, mixing a collection of carefully curated objects and stately antique elements in a unique environment that is livable, yet polished.

Here's a list of what to do in March - then follow along every month to make sure your home is lucky all year long!

🧺 Wash linens (think all of those blankets lying around, stuffed in the closet, draped over the couch)

🧽 Wash windows and put on screens (If you’re thinking of selling this Spring, remove the screens for increased natural light and better listing photos)

🛋 Spot clean your furniture

🚪 Swap out your front door mat for Spring

HOW TO MANIFEST YOUR DREAM HOME 💫

Step 1: Have a vision - If I told you to close your eyes and picture your future home, how would you describe it to me? Where is it located? What is the layout like? What color are you painting the walls while drinking wine out of plastic cups and eating pizza straight from the box?

Step 2: What are the essentials? Think about your current home. What's missing? What room or space would make your life better? A wine cellar might sound like an essential (and if it is for you, I am all for it) but what key features would be essential? A great floor plan for entertaining, a private yard filled with pine trees and room for a garden, enough bedrooms to give the kiddos their own space? A functional laundry room (aka not one that opens from the garage directly into the door of the washer and zero storage).

For this, you might think of a specific school district, proximity to friends and family, or outdoor space. What couldn't be changed that you need to make sure you avoid?

Step 3: What doesn't work? This is like the flip side of those essential features. Let's make sure we remove anything that would be a big, fat deal breaker!

A house that doesn't have a big enough (for you) garage, lacks a first floor master, doesn't have a walk out basement, too much renovating required. Make sure you have a clear idea of what won't work before you start looking at houses.

Step 4: Be positive - Remove any negative thoughts from your brain. (ie: it's too competitive, we're never going to find the right house, we could never afford the down payment, etc).

Positivity through your home buying journey is CRITICAL to finding that perfect - for you home!

1. INTEREST RATES: Interest rates have remained at historic lows for quite some time now. But according to many leading economists, those rates are going to start to rise this year.

While, buyer foot traffic is typically lower in Winter months, there are still a lot of buyers who didn't find homes last year yet want to take advantage of those low rates.

Here's why: Increasing interest rates can affect buyer's purchasing power (how much house they can afford).

Listing your home now, while interest rates are still low, will allow buyers to lock in their rate for 60 days (meaning before Spring).

2. LESS COMPETITION: By putting your house on the market now, you won't have to compete with all the homeowners following the trend of waiting for Spring. YAY!

3. SERIOUS BUYERS: Like I said, the number of buyers on the market tends to be less in the Winter months. That might sound like a negative, but the silver lining is that you'll attract the buyers who are serious and ready to move now.
