As summer winds down, we’re seeing a shift in the housing market: new U.S. home listings have ticked up 1.2% to a three-month high, even as pending sales dropped 1.3%—the lowest point since March. Median asking prices slipped just 0.1%, though the median sale price is still up 1.8% compared to last year. Higher mortgage rates and economic uncertainty are very real factors right now, and it’s important to cut through the noise when making decisions. Over the last decade, the average size dropped from 2,700 to 2,400 square feet, but the price per square foot shot up by about 72%.
