Many people ask, what are the current interest rates? It's not pretty at the moment. They say "what goes up must come down," and I'm hoping our dear Federal Reserve gets a clue and starts going in the other direction to avoid a recession. In their battle against inflation, they could be causing major damage to the economy (you think?).

Despite the economy, buyers are finding a way to buy up the current inventory available, which is limited. The current market is both a "buyer's" and "seller's" market (depending on location). Many buyers plan to buy now, and then refinance when rates are more favorable. The market is less competitive so they have more buying power in that respect.

Everyone loves to save money, especially when you consider those sizeable commissions earned by realtors to sell your home. But wait....many may not realize you will very likely net more after commission is paid when you hire a pro to sell your home, with a lot less stress on you and your family!

Here are some points to consider:

When you go on the competitive market buyers know they are competing with others, and therefore tend to put their best foot forward. As opposed to selling "for sale by owner" whereby buyers are thinking they can get a "deal" from you because there's not so much competition.

Probably the most valid reason for using a realtor is the legal protection you can feel confident with from having the buyer sign all the legal disclosures which discourage any future legal actions against you. The amount of paperwork the buyer and seller are required to sign during a home sale transaction would probably kill a tree or two if it wasn't done digitally these days.

Another very valid and real point is the professional & emotional support you receive from a seasoned realtor. Selling your home is stressful! For a pro realtor, it's what they've done for years, and they already know the pitfalls and how to protect you from them.

Here's the "inside scoop" on the real estate activity for each area. Allison Picou with Lawyers Title is kind enough to provide these statistics to local realtors.

This tells me the spring/summer buying season is finally upon us!

Here's her breakdown:

So the data for this week shows that inventory for these 15 zip codes is up 37 units at 588 and most MDM(Median Days on Market) are the same or trending down which means our spring market is finally upon us. As Usual I will focus on the MLP (Median List Price) the MDM(Median days on Market) and the INV (Inventory).



Acton 93510the MLP is down $1,000 at $899,000 the MDM is up 14 days at 56 and the INV is down 2 units at 17.



California City 93505 the MLP is the same at $315,000 the MDM is the same at 42 and the INV is up 3 units at 60.



Lake Hughes 93532 the MLP is down $37,000 at $425,000 the MDM is down 18 days at 210 and the INV is up 1 unit at 7.



Lancaster 93534 the MLP is down $7,001 at $404,999 the MDM is up 11 days at 53 and the INV is up 3 units at 26.



Lancaster 93535 the MLP is up $2,500 at $432,450 the MDM is up 3 days at 35 and the INV is the same at 54.



Lancaster 93536 the MLP is down $9,505 at 589-495 the MDM is down 11 days at 49 and the INV is down 2 units at 90.



Littlerock 93543 the MLP is down $3,000 at $477,000 the MDM is the same at 35 and the INV is up 3 units at 18.



Llano 93544 the MLP is up $13,000 at $435,000 the MDM is down 49 days at 196 and the INV is up 2 units at 8.



Palmdale 93550 the MLP is down $7,250 at $460,000 the MDM is down 7 days at 28 and the INV is up 1 unit at 47.



Palmdale 93551 the MLP is down $5,050 at $674,950 the MDM is the same at 56 and the INV is up 3 units at 76.



Palmdale 93552 the MLP is down $19,900 at $510,000 the MDM is down 35 days at 21(this is the lowest out of 15 zip codes) and the INV is up 6 units at 20.



Lake Los Angeles 93591 the MLP is up $4,500 at $369,500 the MDM is down 63 days at 46 and the INV is up 6 units at 20.



Pearblossom 93553 the MLP is down $33,000 at $462,000 the MDM is down 7 days at 56 and the INV is up 1 unit at 4.



Rosamond 93560 the MLP is down $5,095 at $399,900 the MDM is up 10 days at 21 and the Inventory is down 1 unit at 25.



Tehachapi 93561 the MLP is down $6,000 at $489,900 the MDM is the same at 35 and the INV is up 13 units at 103.
