Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.

There’s a poem in a movie I quote way too often. It starts with “I hate the way you talk to me, and the way you cut your hair…” and ends with “But mostly I hate the way I don’t hate you. Not even close. Not even a little. Not even at all.” That’s honestly how I feel about real estate. I love this industry. I love what a good listing can do for a family — the equity it unlocks, the next chapter it funds, the relief of finally being able to move forward. The kids are out of school, some people have more work flexibility, and inventory levels are stable.

The best ones move fast, even in this market. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.
