The most valuable thing in a home has nothing to do with square footage.

Today is International Day of Charity, and it has me thinking about something I see over and over in this work: a house becomes a home because of the people who show up for you. The neighbor who brings dinner during a move. The volunteer who stocks the food pantry shelf.

Solano County does this really well. From food drives in Benicia to the organizations quietly serving families in Vallejo every week, there’s a whole network of people here making sure no one has to figure it out alone.

That’s the same thing I try to bring to real estate — guidance, not pressure.

Until the Equal Credit Opportunity Act passed, banks could legally deny a woman a mortgage or require a man to co-sign, no matter what she earned. That was fifty years ago. Not ancient history, living memory.
Today, single women buy homes at nearly twice the rate of single men, often on one income. Every set of keys handed across a closing table is a quiet piece of that story.
Happy Women’s Equality Day to every woman who signed her own name and built her own equity, in every sense of the word. 🔑

He gave me his rate, his payment, and his max out-of-pocket. Then asked if it was possible. 👀
🔑 Most buyers start with the house. This one started with the number.
When we first sat down, he didn’t hand me a wish list of features. He handed me three numbers: the interest rate he wanted, the monthly payment he was comfortable with, and the amount he could put out of pocket. That’s it. And honestly? That’s a really smart place to start.
So we built the whole plan around those numbers:
🏡 I connected him with a lender who was able to get him the rate he was hoping for
🤝 I negotiated a lower price, even though the home had only been on the market a few days
💛 And we secured a closing cost credit to keep his out-of-pocket costs down
He didn’t have to stretch, and he didn’t have to settle. His payment landed right where he wanted it.
Being payment-conscious isn’t being difficult. It’s knowing what your life can hold, and a good plan should work around that, not against it.

Today is World Humanitarian Day, and while the word “humanitarian” usually brings crisis zones to mind, some of the most important work happens quietly, right here in Solano County, building homes, filling tables, and getting neighbors back on their feet.

I can tell you a home’s square footage, but I can’t put into words what it feels like when the door closes behind you and it’s yours. 🔑

I think about this a lot working with renters. There’s a moment after closing — the boxes aren’t even unpacked yet — where it hits: no landlord, no lease renewal, no asking permission to paint a wall. Just your space, your roots, your memories waiting to happen.

Everyone’s version of that feeling looks different. For some it’s a garden. For others it’s a kitchen big enough for Sunday dinners, or a porch with room for two chairs.

A stack of pancakes has never done this much for a kid’s future.
On Saturday, August 8th, twenty dollars gets you breakfast at Applebee's Grill + Bar in Vallejo — pancakes, eggs, sausage, coffee, juice — and every plate goes straight toward college scholarships for Solano County and American Canyon students.
I’ve watched what these scholarships mean to local families. It isn’t a symbolic check. It’s the difference between a kid wondering if college is realistic and a kid packing their bags.

The house was perfect. The neighborhood wasn’t. 🏡

I’ve watched buyers fall head over heels for a home, only to realize months later that the street, the commute, or the vibe just didn’t fit their life. Here’s what I always tell my clients: the listing photos show you the house, but they can’t show you the neighborhood. Visit at different times of day. Walk it on a weekend. Grab a coffee nearby and picture your everyday routine there.

The right home is really about the right life around it.
