Interesting... 🧐 So I asked Chaptgpt for my Monday morning real estate report and below is what it told me... of course, it's pure coincidence, but I wouldn't be wanting a mortgage rate of 6.66%... maybe 6.65% or even 6.67%... but not 6.66%, would you?

Yep — Monday morning means it’s time for the report. I’ll pull together this week’s Vallejo/Solano market snapshot, rates, what changed, what it means for buyers and sellers, and a good Neighborhood Nugget.

One thing already jumping out: the latest Freddie Mac average is 6.66% for a 30-year fixed, essentially unchanged from 6.66% the week before. Meanwhile, Vallejo is sitting around a $536K median listing price with 41 median days on market, while the broader Solano County market is at about $582,500 and 45 days. That gives us a pretty good theme this week: the market isn't falling apart — but buyers have time to think and negotiate again.

At first glance, this doesn’t look like a house that should still be available after nearly 80 days.

Single story. Approximately 1,752 square feet. Updated kitchen and bathrooms. Separate living and family rooms. A dedicated office. And out back—a swimming pool, covered deck and enough room to have people over without everybody standing in the kitchen.

So why is it still here?

It’s a short sale.

That doesn’t mean there’s something wrong with the house. It means the seller’s lender must also approve the terms of the sale—which adds another decision-maker, more paperwork and usually more time.

Basically, the house may be ready before the paperwork is. 😄

Located at 2115 Teakwood Street in Vallejo Manor, the current layout offers three bedrooms, two bathrooms and dedicated office space. The primary suite has direct backyard access, and the home also features dual-pane windows and several thoughtful updates throughout.

The curb appeal isn’t bad either: a traditional single-story exterior, front porch, picket fence and attached garage. It looks like a comfortable house—not something pretending to be a luxury resort because somebody put a bowl of lemons on the kitchen counter.

📍 NEIGHBORHOOD NUGGET:

Vallejo Manor grew during Vallejo’s wartime and postwar expansion, when Mare Island helped turn the city into a major naval and shipbuilding center.

Many of the neighborhood’s cottages and single-story homes were built during the late 1940s and early 1950s. This one was built in 1951—right in the middle of that building wave.

In other words, it isn’t trying to look mid-century. It actually showed up for the meeting.

One important detail: county records indicate four bedrooms, while the current layout is described as three bedrooms plus an office. That’s something a buyer should investigate and verify during due diligence.

This probably isn’t the right transaction for someone who absolutely needs keys next Thursday. But for a buyer with some flexibility—and a willingness to work through the short-sale process—it may deserve a closer look.

There are also short-sale disclosures and a processor fee that should be reviewed before submitting an offer. This is one of those situations where reading the paperwork before falling in love with the swimming pool is generally a good idea.

This is why I love living in South Vallejo:

He’s lucky, I caught him before the cats did. We’re never shy of company. This summer alone we’ve had two gopher snakes, two alligator lizards, and one king snake (which we kept - more on that later), come through our home. Not to mention the raccoons and skunks outside.

He’s really cool looking, I wanted to keep him, but the wife said no 😩 so back to his natural habitat he goes.
