When buying real estate I’ve always looked for prime locations. Real estate 101 tells us location, location, location is the highest determining factor for home value. Where a home is located effects its value tremendously. 🏡

The homes that I’ve had that have appreciated the most were affordable homes in prime locations. 📈I like to look for good deals in great neighborhoods. When it comes time to sell, these homes move fast!

Being where you want to be also just feels really good. Whether you are looking for the highest appreciation or for you the value is in being away from the masses in peace and solitude, getting a clear picture of where you want to be is the first step in finding the right home. 1️⃣

I’ve narrowed my desired locations down to blocks at times and have always found the perfect home. Also, another key tip, if you live in your home for at least 2 years and happen to fix it up or it appreciates in value there are huge tax free gains available, up to $250,000 for single and $500,000 for married. 💵
Please confirm with your tax advisor on your specific situation. 😉

One of my most favorite places in this world is right here in Encinitas!🏄‍♂️

Encinitas shines bright with its gorgeous beaches 🏖, magnetic vortex🌀, SRF temple and meditation 🧘🏽‍♀️ gardens, botanical gardens, amazing Swamis surf 🌊spot, delicious food, yoga studios, popping nightlife 💃🏽and its special unique homes.

Nestled in between Cardiff by the Sea and Leucadia, Encinitas is among great neighbors. My first apartment was in Cardiff by the Sea and my first California home that I owned was in Encinitas. I consider Encinitas my spiritual home and love to visit often. If you get a chance to visit the Meditation gardens at Self Realization Fellowship Temple grounds please do! There is a reason Parmahansa Yogananda picked that spot to meditate in and there is a powerful vortex there.

The first home I purchased in Encinitas was purchased in 1999 on Arden Drive for $325,000, that home sold this year for $1,953,800. That means if all I had done was stay in my most favorite place I would have earned well over $1,000,000. There are many lessons in Real Estate and life here:
Location, Location, Location
Know when to Buy - Know when to Sell
Longterm holds pay off
Buy low - Sell high
Follow your Heart - could have saved me 10 years and a million or more 😅

Sand 🏝or Snow ☃️?
Beach 🌊or Mountains🌄?

One of my favorite parts of living in Valley Center is that I’m 45min to the snow when it falls on Palomar Mountain and 45min to my favorite beach spots in Encinitas. Having the best of both worlds just a short drive away feels great! I can see the snow covered mountains right from my backyard! Well more like my back hilltop on 11 acres. 😉

We are still one of the few areas that has lots of acreage to go with its houses. There is a bit of a green rush happening though out here so if you’re looking for land in San Diego county or a house on some land I’ve got you covered. I’ve got a knack for finding gem properties and would love to help you on your quest.

For those wanting to see snowfall locally in San Diego, It is happening next week on Palomar Mountain! ✨❄️✨☃️🌨🏔

The holidays are a great time to tune into what’s really important. It is a time for togetherness, warmth, celebration and giving . Remember to include yourself in the giving ! ♥️

As we begin to enter the New Year, it is a great time of reflection. What has worked for us and perhaps what hasn’t and in what ways do we want to shift both in ourselves and in the environment around us?

One of those areas may be our home.🏡Where do we want to live? How do we want to live? What do we want our home space to look like? How do we want to feel in our home? Do you have enough space or too much space?

I am a big believer in Write it Down, Make it Happen! The goals we set are the goals we achieve. When you write it down you bring clarity to what your heart truly desires.

I invite you to feel into your home space and begin to open up to the possibility of what’s next for you, either in your present home space or in a new one. Begin to tap into what your heart truly desires for the way you want to live and where you want to live. Are there upgrades that would make your home more cozy or more functional to your needs? Are you happy in your home? Is your home a healthy space to live in? Is this the best location for you?

Begin to sit with and inquire into what is next for you and what would bring you the most joy. This is a New Year and a New You and it just might be the year for a New Home too!

San Diego County offers a unique lifestyle experience! From its coastal cities to its mountain ranges and even desert areas; there are many climate region options to choose from in places that one elects to call home. 🏠

I’ve personally lived in La Jolla, Rancho Santa Fe, Encinitas, Cardiff by the Sea, Del Mar and now Valley Center and moved out west to San Diego County from the Big Apple 🍎🏙 when I was 10, over 30 years ago. Even after living multiple decades in this county alone I still discover new activities and places to visit. San Diego County has so so much to offer!

Where else can one go paddle boarding, mountain biking, surfing and then drive a few hours to our nearest ski/snowboarding mountain resort? 🏄‍♂️🌊🚵⛷
We are spoiled out here but we love it!! 💖One of my personal favorite sacred spots is the meditation 🧘🏽‍♀️ gardens in Encintas at the Self Realization Fellowship temple overlooking Swami’s surf spot. When they reopen to the public, if you haven’t been, I highly recommend it! The energy there is potent and is a powerful vortex spot! ✨🌀✨

I could fill post after post of how many awesome things there are here in San Diego County, and maybe I will! 😉
