Storage space is critical to a comfortable and clean living experience. And while some homes come with ample storage areas, it’s probably more likely that you lack it.

Fortunately, a little creativity can go a long way. If your property doesn’t present a lot of opportunities to store your belongings, you still have options.

Use these clever strategies to help create more storage in each part of the house.

Living Area
In living rooms, you can use a coffee table, ottoman or end table that has built-in cabinetry or drawers. Floating wall shelves can help, too, since they can create a floating console table of sorts — without taking up valuable floor space.

Bedroom
Consider purchasing a bedframe with underside drawers, or take it further and opt for a Murphy bed that stows away in the wall when you’re not using it. You could also add shelving for books, decor or even clothes and shoes.

Kitchen
Installing shelves or cabinets in an island can be a great way to add extra storage without expanding outward. A hanging pot rack can also save space in a small area, as can storage hooks on the insides of your cabinet doors.

Bathroom
Need a way to organize bathroom items? Use an over-the-door rack to store toiletries and makeup, or hang a pegboard up for easy jewelry storage. Mounted hooks are another great option to keep things neat.

You may live in the same house you did a few years ago, but that doesn’t mean your insurance policy should remain the same.

Even if your home is relatively unchanged from when you first bought it, there’s a chance your original homeowners policy is out of date, which could mean you’re over- or underinsured.

Here are five scenarios in which you should update your insurance. (Some of them may surprise you.)

Home Renovations: Updating your kitchen or bathroom, adding a new guest suite and other renovations require updating your insurance policy. This will ensure your new features and materials are covered if they get damaged.

Pool Addition: A pool not only changes the value of your home — and how much it costs to repair — but it also increases your liability. You’ll need to update your insurance to reflect that.

Safety and Security: Adding a security system or safety features like a video doorbell, motion-sensor lights or a privacy fence can make your home less prone to break-ins, which could also mean qualifying for insurance discounts.

How to stage your home for sale during winter.

Winter can be a tougher time to sell a home. With colder weather, busy holidays and the extra spending that often goes on around this time of year, many people just aren’t eager to move. Still, that doesn't mean it’s impossible to sell your home during this season.

One thing that can help is staging — setting up your home’s interior and exterior so that potential buyers can easily envision what life might look like if they lived there.

Work on staging your home for success this winter with these tips:

Refresh your curb appeal. Winter weather might make it harder to plant flowers or add color to your landscaping, but there are still ways to ensure your home’s exterior looks great. Consider upgrading your mailbox, installing new address numbers, adding a seasonal doormat or repainting the front door.

Focus on the right rooms. You don’t necessarily have to stage the entire home to make an impact. The three most important rooms to buyers are the living room, the primary bedroom and the kitchen, so focus your efforts and resources in those spaces.

Ensure safety from seasonal hazards. Don’t let buyers get hurt by winter hazards. Prune away dead or dying tree branches, make sure pathways are clear of leaves and ice and keep your gutters and roof clean.

Emphasize a cozy feeling. In the winter, people want to feel warm and cozy. Create this vibe by turning on the fireplace (if you have one), using seasonally scented candles or wax melts and adding simple touches — like a cable-knit blanket or soft throw pillows on the couch.

Is your yard ready for the cold weather???

As autumn continues and temperatures become cooler, it could be the perfect time to get out and do some gardening.

While that might include basics like pulling weeds or trimming hedges, you can also use this time of year to start prepping for winter, when many plants go dormant.

Use these tips to take care of your outdoor space and gardening tools.

Protect your perennials. If you want your perennials to come back next year, you may want to add a layer of mulch on top of them. This can keep the soil warm, but not all plants need it, so be sure to educate yourself on each plant’s needs.
Consider composting old plants. Do you have any flowers or plants that have died off and aren’t coming back? You can cut them up and spread them as mulch across the remainder of your garden, which will feed nutrients into the soil when your greenery needs it most.
Stock up on plant covers. If you expect to see very low temperatures and have bushes or other plants you want protected, you’ll need to be ready to cover them. Old sheets and blankets work in a pinch, but you can also buy frost covers at hardware stores and nurseries.
Winterize outdoor water systems. Disconnect your hose, and refrain from using sprinkler systems and outdoor faucets during cold weather. The exact process for this depends on the type of system you have, so consult a pro if you’re not sure what to do.
Tidy up your yard. Most of your gardening will be done until spring, which means you won’t need your gardening tools. Store rakes, gloves, spades and other items somewhere safe from the elements for the season.

The mortgage process can be daunting, especially if you’re new to homebuying.

Questions abound: How much can you borrow? How do you qualify? And how can you secure a low rate?

Fortunately, you’re not on your own in this journey. It’s important to keep in contact with your lender and agent as you navigate the homebuying process. And here, you can get brief answers to five commonly asked questions about home financing.

Q: How much can I borrow?
A: The amount you can borrow depends on a number of factors, including your credit score, the loan program you use, your lender, how much debt you have and more. When you apply for preapproval, the lender will give you an idea of the loan amount you may potentially qualify for.

Q: How do I qualify?
A: Requirements vary by loan program and lender. For a conventional mortgage, you’ll usually need a credit score of at least 620 and a debt-to-income (DTI) ratio of 36% or lower. An FHA loan could allow for a lower credit score or higher DTI ratio.

Q: What type of home loan should I use?
A: That will depend on your goals and financial qualifications. FHA loans are a good option if you have a lower credit score, while VA loans are a smart choice for veterans and military members who meet the eligibility requirements. Conventional loans are popular for most other buyers.

Q: What is escrow?
A: An escrow account (held by a neutral third party) holds funds to protect everyone involved in a financial transaction. It will likely be used to pay your property taxes and other fees. You’ll put money into the escrow account at closing and as part of your monthly mortgage payment.

Q: How do I get the lowest interest rate?
A: There’s no magical way to get a low rate, but it can help to shop around for a lender, increase your credit score and make a larger down payment. Having a low DTI ratio might also help you get a lower rate.

Are you thinking of selling your home? You shouldn’t believe everything you hear about selling, because everyone’s experience is different.

While selling a house can be stressful, it’s not all bad. And, if it’s done right, you’ll come out of the process with money you can use toward buying your next property.

If you’re considering a home sale in the near future, start preparing now — and don’t fall for these common myths while you do your research.

Myth: For sale by owner (FSBO) is a cheaper method.
You may not pay for agent compensation with FSBO, but you’ll lose out in other ways, including expertise in marketing, staging and negotiating. In fact, FSBO homes sold for a median $380,000, compared to $435,000 for agent-assisted sales, according to data from the National Association of Realtors.

Myth: You should price the home high.
Setting the price too high can scare off buyers, particularly if the home is priced much higher than others in the same neighborhood. We’ll work together to choose a list price that reflects the home’s condition and age, as well as sales trends in the area.

Myth: You should do lots of renovations.
Some carefully chosen updates can be smart, but you don’t want to pour too much money into the home right before selling. Stick to necessary repairs and renovations that you know will add value to the property.

Myth: You don’t have to make any changes.
You definitely want to fix any major issues and things that are visibly in poor condition. Consider getting a pre-listing inspection to identify potential problems so that you can get them fixed before the sale.

"How to Host guests safely this summer"

Summer is the perfect season for hosting guests. Who doesn’t want to get everyone together for an event full of games, food and conversation?

Before you send out invitations, though, you’ll want to make sure safety is a priority. Whether you’re hosting a barbecue, a pool party or some other fun gathering, you should consider these points to keep your guests safe.

Stock up on sun supplies. The sun can cause issues — especially with prolonged exposure. Make sure you stock up on sun protection before hosting guests, including sunblock, large umbrellas for shade, sunglasses and fans to keep everyone cool.
Walk your property. Before having people over, walk the interior and exterior of your home for potential hazards. Are there any plants that may be toxic to pets or young children? What about exposed wires or trip hazards? If you have a swimming pool, keep kids safe by ensuring that it’s surrounded by a fence with a secure lock.
Keep guests hydrated. Stock up on water, electrolyte drinks, popsicles and hydrating snacks like watermelon before having guests over to enjoy your outdoor space. Keep drinks in a cooler with ice, or get a mini fridge to keep on the patio.
Remember fire and food safety. Don’t grill too close to trees and structures, and make sure pets and young children keep their distance from your grill or fire pit. Additionally, make sure you cook the food thoroughly, and don’t let it sit out for more than a couple of hours.
Brush up on water safety. If you’re throwing a pool party, make sure you talk to everyone about water safety and pool rules. You can also buy floaties and life vests for your guests to use.
