I get it, searching for homes on Zillow is pretty dang easy... but here's the thing — once you spot a home you actually want to see, DON'T click the "request a tour" button. 📣

This month marks the beginning of Summer, ☀️ making it an ideal time to take care of those outdoor home maintenance tasks before the heat becomes too much!

PRO TIP: Did you know that changing your ceiling fan direction seasonally is a simple way to save money year-round? In the Summer months, make sure it moves counterclockwise to help create a downdraft, which creates that direct, cooling breeze. During the Winter months, it should move clockwise to create an updraft and circulate warm air around the room (there should be a button or small switch on the fan or on the remote).

Navigating the home-buying journey can feel daunting and overwhelming in ANY market, let alone the one we find ourselves in now.

Here are a few realities you should understand and prepare for if you're planning on buying a home or moving anytime soon:

➊ You may need to reset your expectations — your first home may not be your "forever" home or your "dream" home... and that's OK! On average, people live in a home for 8 years.

➋ Try not to get too attached to any particular home. You will likely write more than one offer.

➌ Not all agents are created equal. Find one you trust, who you work well with, and who you feel can educate you and guide you through the largest transaction of your life.

I don't know who needs to hear this, but...

✓ It will never be a buyer's market & seller's market at the same time
✓ If you sell high in a seller's market, then you are also buying "high"
✓ If you buy low in a buyer's market, then you've also sold "low"
✓ You cannot sell at the height of the market and buy at the low of the market at the same time

Remember, you CAN'T time the market. So instead, focus on making a move when it makes the most sense for you.

If you've been keeping an eye on the market, you may have noticed that interest rates haven't decreased as predicted by experts heading into 2024. In fact, The Federal Reserve has recently pushed the prospect of interest rate cuts even further into the future.

So instead of waiting for those lower rates, let’s change how we look at rates.

Instead of focusing on the interest rate alone, work with a lender or realtor to determine the true monthly payment you can (and want to) afford. While lower interest rates make it cheaper to borrow money, interest rates are just one factor that determines affordability.

Another factor is demand. When interest rates decrease, demand tends to rise as more people can afford to buy. Consequently, prices often begin to rise as interest rates decline. But let's be honest... we're not seeing 3-4% interest rates again in our lifetime.
