The ones that take a little creativity are my favorite. We were able to utilize a recast loan so that the sellers could avoid being contingent on sale as we were competing on the purchase of their home, which we won! Then we had to get to work to get their home sold ASAP. Our goal was to avoid them making mortgage payments on two separate homes while netting the most money possible, we did it with a few days to spare. Got to meet some really great people and help them achieve their goal, absolutely love this job!

This is for all of you numbers/spreadsheet nerds like myself...

🏡 Highland, IN Market Update - July 2024 🏡

Here's a quick look at our local real estate trends:

Absorption Rate: Up 56% from last July—homes are selling slower, but still far above an average historical rate.
Median List Price: Almost identical to this time last year.
Median Sale Price: Up 3.6% - This means we are still seeing solid appreciation Year over Year.
Days on Market: Homes are taking a bit longer to sell, now averaging 18 days.
Overall, the market is still strong and steady, it will be interesting to see how potential lower interest rates will alter things moving forward. Reach out if you're a nerd and are interested in this type of thing, love talking all things real estate!

I had a conversation with a For Sale By Owner this morning and she shared her concerns with how bad/slow the real estate market is, it sounded like she hadn't had much activity on her home, unfortunately. I explained my perspective and that we had multiple offers on this property over the weekend. The market may be slowing down slightly, the average days on market for Pending listings in Munster is 30, but we again outperformed that getting under contract in only 11!

A recent study showed that 49% of real estate agents sell 0-1 homes per year. One of these listings was a cancelled listing. In my experience, sellers just want an agent who can deliver results, and unfortunately, that did not take place with the previous agent. Just like you more than likely wouldn't hire a CPA who handles 1 client a year, the same translates to real estate agents. Who your hire matters. Olcott is officially sold, and Autumn Dr is Under Contract! Sometimes the sale of a home isn't always joyful, and working the transaction requires some tact and handling the process differently than you typically would for a client.
