Important Notice: Front Park Closed Until Further Notice!

Due to dangerous conditions in the front park, we regret to inform our community that the park is closed until further notice. Several tree limbs are unstable and could fall, creating a serious safety hazard. For everyone’s protection, please avoid the area.

We are working to get a tree service out as soon as possible to remove the hazardous limbs and make the park safe for use again. Your safety is our top priority, and we appreciate your patience and understanding during this time.

Stay tuned for updates, and thank you for your cooperation!

Important Announcement: Lithia Ridge is Transitioning to Biannual HOA Dues - Enhancing Convenience for our Community!

The LR HOA has heard your feedback and understands that the first of the year may be a tough time for paying dues in full. With this in mind, the first decision made by the new 2024 board was to help make this burden easier. Our community will be shifting to a bi-annual payment process for HOA dues beginning in 2024. One payment due in Jan 1 and another July 1. It is recommended you review the policy attached here and Wise will be sending out emails and letters to you soon as well.

Is there any LR associated or based youth group (i.e. Scouts) or individual (i.e. Eagle Scout project or other) interested in a community project: Bat boxes for the Front Park ? CAVEAT: This is initial coordination only and will have to be presented to HOA Board for approval. REASON: Bats love mosquitoes and consume alot each night. This concept would help Front Park comfort and safety. Kindly PM me. Thank you.

Q: What should I do if a neighbor lets their pets out to do their business without leash or their presence?

A: The first step is to communicate with the owner (if known) and remind them of Hillsborough County Animal Control Ordinance 81-20 (Section 7) which requires all pets to be confined to their owner’s property or restrained by a leash when in public areas. If you are not sure of the owner, keep an eye on the pets and see what house they return to. Talk to the neighbor to determine attitude. You can remind them their pets are no match for the occasional coyotes which roam our neighborhood.
If that does not work, documentation is very important which includes date(s) and time of day. Communicate with Wise Property Management and submit your complaint and documentation.

It is also your option to contact Hillsborough County Animal Control directly. They can trap the pet and if claimed at the animal facility, the owner may be fined according to the ordinance. If not claimed, the pet may be put up for adoption or euthanized.

Q: My neighbor’s teenager walks their dog but does not pick up the excrements. What can I do?

A: The first step is to talk to the neighbor (parent/care-giver) and let them know of this lack of consideration. Hopefully, this indiscretion is solved. If not, capture the violation with photos. Send these and complaint to Wise Property Management for review and action as appropriate.

Q: Can someone be cited as in violation of the county ordinance if a pet is on the loose?

A: Isolated incidents of a door or gate left open provide opportunity for pets to escape and, once outside the confines, become disorientated. It is the owner’s responsibility to exhaust all means to ensure the pet’s return to owner. Any damage or injury caused by the pet; even if conceivably in a state of fear, anxiety or distress (i.e. after a severe storm), is the owner’s responsibility and liability.
