To buy or not to buy, that is the question…

At now days of recent bumpy ride of Real Estate market it is a fundamental question for many.
There are three main factors (among many others) determining that decision.

First – your resources. If you can pay cash for your new residence – cash is the king. But if you are planning to finance your mortgage, very first step you should do is to DETERMINE YOUR BUYING POWER. In other words – how much of a house you can buy with your resources (cash, investments, property owned, depts, credit history, employment status, etc.). If you are serous with your decision to buy a new house, go to reputable mortgage lender and talk to the specialist to get your answers. I will strongly advise to get a pre-qualification letter from the mortgage company. Preferably it should be a lender you will go with to buy your new house but there is no obligations from your side. Second - Real Estate market dynamics. Often, I hear that people are willing to wait till prices go down. Do not wait. Prices are not going down. After COVID-19 shake up, demand and supply now are coming to the point where they are more or less balanced. Moreover, prices most likely will come up soon because of the third factor we are about to analyze.

Third – interest rates for borrowers. Current interest rates are dancing around 7% (+/-). Many real estate analysts are predicting that by summer of 2024 rates should go down to 6.5-6.75%. That will drive prices of real estate up.

Now is a good time
1. to organize your finances,
2. learn your buying power,
3. get pre-qualification letter,
4. get a meeting with your family council (in my case – my wife) and decide – are you ready and what exactly you are looking for,
5. find and agent (hopefully me) and get ball rolling.

Good day to everyone!
Today I wanted to share with all homeowners information about homestead exemption that many people unfortunately overlook.

What is a Homestead Exemption? Every person who has legal or equitable title to real property in the State of Florida and who resides thereon and in good faith makes it his or her permanent home is eligible to receive a homestead exemption - a valuable property tax benefit that can save up to $50,000. The first $25,000 of this exemption applies to all taxing authorities. The second $25,000 excludes School Board taxes and applies to properties with assessed values greater than $50,000.

The deadline to file for homestead exemption is March 1st of the current tax year. However, you may late file up to 25 days from that date the Notices of Proposed Property Taxes are mailed.

There is an additional $50,000 homestead exemption (FLORIDA STATUTE 196.075) for person 65 and older. The adjusted gross income requirement for 2024 cannot exceed $36,614 for all members of the household. An application DR 501SC must be submitted along proof of income.

What are the homestead rules in Florida?

How to Qualify for the Homestead Exemption
• You must be the property owner.
• The property must be your permanent/prime residence.
• You must have lived in the property as of January 1 of the calendar year you want the exemption to apply.
• You cannot have rented out the property for more than 30 days in the calendar year.
There are two major tax benefits you receive by making your primary Florida residence your Homestead: an ad valorem real property tax exemption, and a limitation on annual increases in property tax valuations.

How do I homestead my house in Florida?
The application for homestead exemption (Form DR- 501) and other exemption forms are on the Department's forms page and on most property appraisers' websites. Рынок недвижимости. Что происходит и что делать?
Несмотря на то факт, что цены на рынке недвижимости всё ещё остаются достаточно высокими, уровень продаж упал до рекордно низких показателей за последние восемь лет. Основными факторами, определяющими такое положение дел, являются резкий скачок ставки ипотечного кредитования и недостаток домов, выставленных на продажу.
Если меньше шести месяцев назад покупатель был готов платить за четыре стены и крышу, то сейчас лист покупательских «хотелок» значительно потяжелел. Здесь, среди прочих, и гостевая комната, и забор, и летняя кухня. Если дом не продан за пару недель, покупатель часто требует снижение цены от $20,000 до $50,000.
Основным вопросом, будоражащим умы как покупателей, так и продавцов в настоящее время является вопрос о рецессии на рынке недвижимости.
«Говоря о снижении темпов продаж и темпов строительства нового жилья, мы наблюдаем признаки рецессии рынка недвижимости» - говорит Лоренс Ян, главный экономист Национальной Ассоциации Риэлтеров. «Однако, наряду с этим, признаки рецессии едва затронули цены на рынке, спрос хоть и незначительно, но по-прежнему превышает предложение и почти 40% домов продаётся по изначально заявленной продавцом цене». По словам Яна, клиентов рынка недвижимости больше пугает сам термин – «рецессия», чем реальное положение дел. «До тех пор, пока процентная ставка ипотечного кредитования остаётся на сегодняшнем уровне, 5%-5.5%, что ниже июньского уровня – думаю, что покупатели постепенно начнут возвращаться».
И наконец главный вопрос, на который многие из нас пытаются найти ответ применительно к рынку недвижимости – что делать?

Long term renting vs. buying.
Many people are asking me about market conditions now - is it a good time to buy or better to rent? Here is some statistics for your consideration.
Renting prices are currently on the rise. At the same time today’s Real Estate market has a positive dynamics for buyers – interest rates are still historically low (specialists are projecting them to jump up in 3-6 month), we are getting more houses on the market (new and resale) and prices are stabilizing because of that. Based on that now is better time to buy than rent.
For example, if you are renting a $400,000 house for $2,500 a month, you will spend over $30,000 a year (plus pat’s fees, non-refundable deposits, etc.). Practically you are loosing that money. You can put it as a down payment and that money will be yours as an equity of your new house. If after renting that house for a year you will try to buy it – you will need to pay at least $420,000 if not more. Average annual house appreciation is about 4-6% and even more now.
My family had the same challenge four years ago, when we moved from Maryland. I am so glad that we decided to buy our house instead of renting and saved a lot of money.
