To buy or not to buy, that is the question…
At now days of recent bumpy ride of Real Estate market it is a fundamental question for many.
There are three main factors (among many others) determining that decision.
First – your resources. If you can pay cash for your new residence – cash is the king. But if you are planning to finance your mortgage, very first step you should do is to DETERMINE YOUR BUYING POWER. In other words – how much of a house you can buy with your resources (cash, investments, property owned, depts, credit history, employment status, etc.). If you are serous with your decision to buy a new house, go to reputable mortgage lender and talk to the specialist to get your answers. I will strongly advise to get a pre-qualification letter from the mortgage company. Preferably it should be a lender you will go with to buy your new house but there is no obligations from your side. Second - Real Estate market dynamics. Often, I hear that people are willing to wait till prices go down. Do not wait. Prices are not going down. After COVID-19 shake up, demand and supply now are coming to the point where they are more or less balanced. Moreover, prices most likely will come up soon because of the third factor we are about to analyze.
Third – interest rates for borrowers. Current interest rates are dancing around 7% (+/-). Many real estate analysts are predicting that by summer of 2024 rates should go down to 6.5-6.75%. That will drive prices of real estate up.
Now is a good time
1. to organize your finances,
2. learn your buying power,
3. get pre-qualification letter,
4. get a meeting with your family council (in my case – my wife) and decide – are you ready and what exactly you are looking for,
5. find and agent (hopefully me) and get ball rolling.
