Why do we put so much focus on insulation? ❄️☀️

Josh gives us a behind-the-scenes look at one of the most important parts of our build process at 121 West Business Park.

As the insulation is being installed, he explains how each suite is built with 2 inches of closed-cell spray foam and 5 inches of open-cell insulation, creating an insulation package of roughly R-30. We also take a look inside the suite, where you'll see even more insulation throughout the walls and roof.

Why does it matter?

Better insulation means your space stays cooler in the Texas summer, warmer in the winter, and works hand-in-hand with our available warehouse HVAC to create a comfortable place to operate your business.

Since our leases are gross plus power, that efficiency can also help keep your monthly electric costs to a minimum.

I ask Josh which new feature he's most excited about in Phase 2 of 121 West Business Park.

It's starting to feel real.. 🙌

Josh and I walk through 121 West Business Park as the finishing touches are coming together, and for the first time, it really starts to sink in just how close we are.

Just a few months ago, this was nothing more than steel going up. I even remember filming the first drone shots as construction was getting underway. Fast forward to today, and those same buildings are nearly ready to welcome their first tenants.

We're excited to officially begin pre-leasing, with 10 suites now available to reserve.

How customizable are these spaces? 🏗️

It's one of the questions we get asked the most, and in this video, Josh gives you a real-world example from Phase 2 at 121 West Business Park.

As we walk through one of the suites currently under construction, Josh shows off a custom layout we're building for a future tenant. Instead of our standard configuration, this customer wanted three offices that extend all the way to the back wall, creating plenty of workspace for their team. We also added two custom windows to better fit the way they plan to use the space.

The biggest advantage of customizing during construction? It's easier to make those changes before everything is finished.

That said, our buildings are designed with exterior-supported construction, giving you flexibility to continue adapting your space as your business grows.
