This week our area update is in Vancouver, in the Vancouver, WA 98686 area. How’s the Market?
The market is cooling a bit, but sellers are still holding the edge. Here’s what we’re seeing right now:

🏷 Median list price: $777,040
📊 Market Action Index: 33 (still a Slight Seller’s Advantage, but down from last month)
🏡 Inventory: 84 homes (tight supply)
⏳ Median days on market: 119
💲 Homes with price drops: 33%

What this means:
Prices have largely leveled off after a hot stretch. We’re still in seller territory, but buyers are gaining a little breathing room, especially as more price reductions pop up. If the Market Action Index keeps drifting down, we could see more negotiating power shift to buyers.

Bottom line: strategy matters right now, whether you’re buying, selling, or just watching. 👀

💰 Median list price: $919,990
📊 Market Action Index: 33 (up from 32 last month)
➡️ This puts Brush Prairie in a Slight Seller’s Advantage zone
📉 Inventory: 28 homes available (inventory decreased)
🕒 Median days on market: 95 days
📉 39% of listings have had price decreases

✅ What does this mean?
The market has been relatively steady the last few weeks BUT inventory is still low enough that Brush Prairie remains in a Seller’s Market zone. If demand increases, we could see prices start climbing again.

🔥 Big takeaway for buyers:
There may be more opportunity right now than people think, especially with nearly 4 out of 10 listings reducing price. That can mean room for negotiations, seller concessions, or stronger terms.
