When everything feels like it’s falling apart, our chosen family can hold it together. This month has felt like my little community has come together on another level, and I am so grateful. I share these moments to inspire you to give when no one is asking… and accept help when someone offers it. If we all start on our tiny friendship scale, the support and comfort will inevitably spread community-wide. If everyone is a bit less stressed, or has a tad more joy, mental health will improve. If goods and services feel equitable, less will suffer. So, let’s go. The world is kind of horrific right now. But it’s ok to be happy in your little life.

I knew I loved these two the moment we met for coffee. They came in with uncertainty and feeling like they’d have to settle. We almost went for a couple options that would have compounded stress or made one of them happier than the other. The advice I gave them along the way:

If one of you is less excited than the other about a home in this process, it’s not the right home.

You will feel something, when it is the right home. Don’t talk yourself into a decision.

The worst they can say is “no,” we might as well shoot our shot.

They were mindful in their decisions. They didn’t rush themselves. They listened and believed me. And ultimately, they scored the biggest gap in appraisal to sale price I have ever seen in my career. These are the wins that make a slow summer worth it.

About this weekend 🥹 I am surrounded by the most talented and hilarious group of ride or die friends thanks to Kādence Collective. This weekend was filled with nature, we saw river otters and a 1 in 10,000 genetically mutated red raccoon, too many birds to count, deer and elk. We did easily a dozen different crafts, highlighting papier mâché (alternate spellings not accepted), and bleach dyeing. We ate a mezze complete will grilled chicken, baba ghanouj, tatziki and matbucha, and had gourmet s’mores and a Best Of Trader Joe’s snackies lineup. Mocktails, 🍄 and 🍃. Wild documentaries with seven of us sleeping in one room. And sh*tty binoculars and telescopes. Everything was perfect.

A perfect example of first-time buyer support and guidance.

Their budget was under $400k. We looked at townhomes and condos, but I broke down the numbers and explained how hundreds of dollars a month going toward an HOA doesn’t make as much sense as putting that toward your principal and interest… with an HOA, a $400k budget means shopping at the $375k mark.

They heard me. The search continued for one that felt just right. I knew what they were looking for, and I saved this one to a private list, listed at $430k. Two weeks later, the price dropped to $420k. I shared it with my buyers, who exclaimed it’s perfect, but it’s out of budget.

“Let’s just see it.” So we went, and sure enough it checked their boxes. We consulted with their lender, on a 2-1 buy down paid for by sellers, temporarily reducing interest for the next two years as they increase their incomes and help affordability. I talked to the listing agent and agreed to reduce my commission to help my buyers. And I asked about every other term they needed— quick close, rent back, and found out they love their refrigerator!

We wrote an offer for $10k under with $9,500 in seller credits. It was countered… still out of reach. We asked them to stay in touch, and expressed gratitude that they considered an offer that was undeniably low.

One more week on market. They messaged me back. They’d accept our offer, if they could just keep the fridge! We GOT IT! Buyers’ payment is in budget, it’s the perfect home, and we’re heading into inspection this week. Let’s go!

A little summer round up of the community and chosen fam we have always dreamed of. We sold a boujie house by the country club in favor of being close to the people we love, living a summer of bare feet and popsicles, crafts and cooking, bike rides to the juice shop, yard sales, plus neighbors we’ve never met crashing the party, and it’s all we ever wanted. Less square footage means less to manage and more time to live in the moment. Thankful for a partner that cooks the most delicious food and loves to serve a crowd on no notice. And friends who will sit on the ground with a paper plate and soak up all the chaos of the kiddos.

Or, put it toward home improvements! Power tools, new window treatments, or grab a new Dutch door from FB Marketplace like I did 👀

C.R. Wiley’s theology provides the structural blueprint for localized Christian Nationalism. Rather than focusing merely on personal piety, Wiley’s work addresses the physical acquisition of property, the subversion of secular democracy, and the implementation of a patriarchal hierarchy.

The primary tenets of his philosophy—and the written or media sources that verify them—include the following:

This capital is then weaponized to funding parallel institutions (like classical Christian schools) that gradually crowd out secular civic infrastructure. Wiley’s worldview attributes the fracturing of modern society to the erosion of male authority. He actively promotes a return to historical paterfamilias—an absolute model of fatherly and masculine dominance over the home, the church, and civic life.

Wiley explicitly frames modern progressive social structures as a "toxic matriarchy" that must be countered by a rigid, uncompromising assertion of male authority, rejecting egalitarianism in both the private and public spheres.
