Is Appraiser a deal killer? We, appraisers, hear that often and have to deal with a lot of pressure and negativity from interested parties sometimes. It is important to remember that even though in most cases a buyer pays for an appraisal in mortgage real estate transaction, an appraiser works for the lender! Unless the buyer is paying with cash, the bank needs to ensure that they are not giving too high of a loan for the property. Just because somebody really likes the house and willing to pay $50,000 more, does not mean the bank does. No appraiser is out to make or break deals (it’s actually way more work for an appraiser when the final opinion of value comes below agreed contract price), our goal is to provide an accurate, independent appraisal report that is unbiased as we are not allowed to advocate for any interested party.
