Dog days of August cool sales but expand opportunities for buyers
KIRKLAND, Washington - September 4th, 2025 - In August, both active listings and home sales declined compared to July—by 2.7% and 7.7%, respectively—across the 27 counties in the NWMLS coverage area. This slowdown was largely driven by weaker activity in King and Snohomish counties. Compared to the same time last year, listings rose by 30.8%, but sales fell by 5.7%, indicating continued stagnant buyer demand. Median home prices remained flat month-over-month and increased just .8% year-over-year.

Invasive Species Alert:

Tree of Heaven (Ailanthus altissima)

Spotted this fast-growing tree in our local landscape? Tree of Heaven is an invasive species in Washington State, known for its aggressive root system, rapid spread, and its role as the primary host of the destructive Spotted Lanternfly.

Tree of Heaven is considered an invasive species in Washington and throughout much of North America. It is highly aggressive due to:

Allelopathy:
It releases chemicals into the soil that inhibit growth of surrounding plants.

Prolific Seed Production:
Female trees produce hundreds of thousands of winged seeds.

Root Sprouting:
If cut, it resprouts vigorously from roots, making it hard to eradicate.

It is also the preferred host for the Spotted Lanternfly, a destructive pest currently threatening agriculture in many states.

!!What You Can Do!!

!!Avoid Cutting It Down Without Treatment!!

Cutting alone encourages suckering and spread. Consider using herbicide applications timed before or after cutting.

!!Report Large Populations!!
