Dr. Sam Busick, Ed.D Helping homeowners in Southwest Washington downsize or upsize to their dream home. Until we went through a divorce.

I left a career in teaching high school social studies to help motivated people find their dream home. At the time, my wife & I had just found & bought our dream home, a ranch style 1950s home on a quiet street, a perfect place for our family. I was left with having to work out how to support my two kids while being there for them when they left & came home from their school day, essentially, I be

came a full time father. Since my kids were young & needed someone full time to raise them, I felt I needed flexibility in my work schedule so that I could raise my kids in a loving environment where I could be a full participant. So I thought, what would allow me to leverage my skill set in psychology while keeping my schedule flexible to support my kids? Becoming a real estate agent was the perfect fit. Deciding what home to buy, negotiating the highest sale price, managing the real estate decision making process - at it’s core, it’s about psychology. Today, I am motivated to help people find their dream home within the circumstances they live.

I have a soft spot for mid-century modern homes—I grew up in one, lived in one during college, rented one after college, and both homes I’ve owned as an adult have been mid-century modern. There’s just something about the architecture, natural light, and connection to the outdoors that never gets old.

This beautifully updated 1967 daylight ranch in Argay Terrace offers 3,112 sq. ft., 5 bedrooms, 3 baths, stunning Mt. St. Helens views, and a flexible lower level with a separate entrance, second kitchen, and multigenerational living potential. Situated on a quarter-acre lot with RV parking, raised garden beds, and an oversized garage, it’s a rare blend of character, space, and versatility.

Now offered at $665,000 after a $10,000 price reduction.

You don’t build confidence by talking about it, you build it by doing hard things.

Put girls in environments where effort shows, failure is normal, and growth is earned. The field teaches what the classroom can’t: resilience, composure under pressure, and belief that comes from proof.

The drop-off at 13–14 isn’t random. It’s what happens when challenge disappears right when identity is forming.

Keep them in it. Keep it competitive. Keep it real.

Soccer. Swimming. Track. It all counts.

Because the girl who competes learns something bigger than sport, she learns she belongs.

Some buy because they’re ready. Some sell because life changed. Some wait. Some act. Every situation is different.

Even in a difficult market, opportunity still exists for those with the right plan, the right timing, and the right guidance. Somehow, people are still buying and selling homes, because life doesn’t pause for the market.

There’s a lot of noise right now about the war with Iran and what it means for the housing market.

Here’s what’s actually happening in Clark County:

From February to March, the market didn’t slow down, it sped up.

Listings jumped. Buyers showed up right alongside them. Pending sales were up 20%, closed sales up over 10%, and homes sold nearly three weeks faster.

Prices? Also up month to month.

That’s not a market cooling. That’s a market moving.

Yes, globally, the conflict has pushed mortgage rates slightly higher and created some uncertainty . That can make buyers more cautious in some parts of the country. But real estate doesn’t move nationally, it moves locally, and sometimes even neighborhood by neighborhood.

Clark County right now is still being driven by spring inventory and local demand, not headlines.

The shift isn’t a slowdown, it’s a transition.

More listings mean more competition. That puts pressure on pricing strategy, not on the entire market collapsing.

So no, the market hasn’t cooled because of the war.

It’s just gotten more balanced.

And in a balanced market, strategy matters more than ever. Need a strategy, contact me.

Clark County: fewer new listings, steady pricing, shorter days on market. Buyers are active. Sellers need to be realistic.

Portland Metro: more listings, longer market time, and price softening. Negotiation leverage is shifting.
