One of the things I enjoy most about my work is touring commercial properties and seeing how a business owner will make the space their own.

After walking through hundreds of spaces over the years, I've learned that it's often the small details that tell the biggest story.

When touring a property, I pay attention to things like:
• How easily customers or clients can access the location
• The flow of the space
• Visibility from the street and signage
• Parking and convenience
• Opportunities for future growth
• The surrounding businesses and overall energy of the area.

A property can look great on paper, but the real value often becomes clear once you're standing in the space and imagining how a business would actually operate there.

Many business owners focus on the total monthly lease cost, but other factors can have an even greater impact to an owner.

Some of the most common surprises include:

I knew I was going to like these clients when, during our first property tour of their office property before the listing, the owner said, with his wife standing right beside him:

“You can talk to my wife. We’re completely aligned. She has full signing authority just like I do.”

As someone who spends a lot of time navigating business decisions, partnerships, and family dynamics, hearing that was refreshingly rare.

No backtracking. No “I’ll have to check.” No mixed messages.

Just trust, respect, and alignment.
