💛 Let’s come together for the Bend community.

Our hearts goes out to the students, teachers, staff, and families affected by the recent school shooting in Bend. I can't imagine what they’re going through, but I know that sometimes the smallest acts of kindness can make a difference when people need it most.

Our Keller Williams Premier Partners office is collecting donations to help take a few everyday worries off the shoulders of teachers, staff, and students as they begin to return to school. Things like a cup of coffee, a snack, or something comforting for the kids may seem small, but they’re a simple way to remind them that their community cares. ❤️

If you’re able to help, we’re collecting items like:
☕ Dutch Bros, Starbucks, and other coffee shop gift cards
🍎 Individually wrapped snacks (nut-free for students)
🧩 Coloring books, puzzles, markers, and fidget toys
🧸 Small stuffed animals and Play-Doh
💛 Notes of encouragement and drawings from kids
🛍️ Gift cards for meals, groceries, and other everyday needs

📅 Donations accepted Tuesday–Thursday during office hours, with a final deadline of Thursday, October 22.

Everything will be personally delivered to the school this Friday, October 23.

🏡 Buying or selling a home? Focus on what you CAN control.
The market continues to shift, and trying to perfectly predict interest rates, home prices, or what another buyer or seller will do can make the process unnecessarily stressful.

Right now, buyers are generally seeing more choices and more negotiating room than they had in the tighter markets of recent years. Across the Portland-Vancouver metro, active inventory is up year-over-year, and nearly a third of Portland-area listings had a price reduction in September.

At the same time, financing costs still matter. The average 30-year fixed mortgage rate was 7.28% as of October 1, so buyers need to pay close attention to monthly payment—not just purchase price.

For buyers, that means:
• Get fully pre-approved and know your comfortable monthly payment.
• Take advantage of increased inventory and negotiate where the opportunity exists.
• Look at the entire deal—price, closing costs, repairs, rate strategy and seller concessions—not just the asking price.

For sellers, the message is equally important:
• Pricing correctly from the beginning matters more than ever.
• Condition, presentation and marketing can determine whether buyers act or keep scrolling.
• Be prepared to negotiate. A well-structured offer may be better than simply waiting for a higher number.

The Portland metro recently reached about 3.8 months of inventory, giving buyers more breathing room while still leaving well-positioned homes plenty of opportunity to sell.

You can’t control the market.
You can control your strategy.

And having the right plan going into the purchase or sale can make a huge difference.
