FIRST TIME HOME BUYERS GET READY!! The market in Vancouver, WA is getting more & more competitive with better rates and Seller concessions. Here are some ways I am seeing people win in the current market conditions.

- Dont' talk yourself out of buying a house. You owe it to yourself to determine what is needed for you to be ready to buy a house. Stay focused.

- Get approved for a Mortgage Loan BEFORE you start touring. Once you have your Mortgage Approval Letter you will know EXACTLY how much house you can safely buy. Learn as much as you can about Assistance Programs through your State & Federal government (there's many of them out there, I can guide you to those).

- Try to have at least 640 or higher FICO credit score, as this will give you more options when it comes to finances and down payment assistance.

- Choose a Realtor who is knowledgeable about First Time Home Buyer Programs, and who will go to bat for you, and hold your hand through ever step of the way.
