Be Careful With Online Payment Estimates
I had a conversation recently with my niece in Alaska who is looking to buy her first home.
Like many buyers, she found a house online that seemed perfect. She was especially excited about the estimated monthly payment shown on the listing and called me to see if the numbers made sense.
After looking at the details together, we discovered the payment was based on assumptions that weren't clearly disclosed. It assumed a significant down payment and included an interest rate that required thousands of dollars in discount points to obtain.
The lesson is simple: online payment estimates can be helpful, but they should never replace a conversation with a lender who can help you understand your actual budget and buying power.
Before you fall in love with a payment you see online, make sure you're looking at the full picture.

I got a call today from a past client who’s a veteran that I helped purchase a home years ago using his VA eligibility. He asked me a question that I think a lot of veterans are surprised to hear the answer to:
“Can I buy another home using my VA benefits without selling my current home?”
The answer is yes — in many cases, it’s possible.

Many veterans don’t realize they may still have what’s called bonus entitlement available, even after using a VA loan. Depending on how much entitlement was used previously and the loan amount for the next purchase, some veterans may still qualify to purchase again using their VA benefits.

Sometimes that can still mean zero down. Other times, there may be a down payment involved. Every situation is unique, which is why it’s important to have someone help you review the numbers carefully.

I’m helping this client work through that process right now.
