There’s a price point in today’s market that stops a lot of people in their tracks…$850K – $900K homes.

At first glance, it feels out of reach. Like a massive jump.

But what most people don’t realize is—that number doesn’t tell the whole story.

Let’s break it down in a real-world scenario I see all the time:

If you own a home worth around $650,000 and you’ve built up roughly $350K–$400K in equity, your next move might be more attainable than you think.

Because you’re not starting from zero.

You’re bringing a significant down payment with you.

That changes everything:
• Lower loan amount
• Different monthly payment than you’d expect
• More flexibility with options

An $875K home isn’t the same as an $875K first-time purchase.

Scenario:
• Purchase price: $875,000
• Equity/down payment: $400,000
• Loan amount: $475,000

Now assuming a 30-year loan around ~6.5% (ballpark for conversation purposes):

👉 Principal & Interest payment: $3,000 – $3,100/month
+
• Property taxes
• Insurance
=
👉 Estimated total payment: $3,800 – $4,050/month
