I would also add to this list:

The current state of your home’s maintenance.

Being up to date with the majority of the maintenance will make your house more desirable to potential buyers. It helps create confidence that the home has been well cared for, and therefore less unexpected issues should arise. Lack of maintenance (especially bigger items like the roof) may sway some buyers away or lead to re-negotiations in an offer that includes a home inspection contingency.

Please hear me out…You can absolutely sell your house in any condition; but, your sales price and days on market will reflect it. If you want to maximize your profit, don’t forget to consider the maintenance items!

We will always see rates move up and down…the most important factor for timing a move is YOUR personal needs, wants, and goals (not necessarily the current interest rates!)
