For Clients Hiring an Agent: A great Instagram aesthetic won’t save your transaction when a critical contract timeline is missed, an inspection report is misread, or a complex legal form is drafted incorrectly. - Days on Market is your best friend: The longer a house sits, the more power you have to negotiate things like seller-paid closing costs or rate buy-downs.

- Get pre-approved FIRST: In a tighter market, shopping without a true pre-approval is a recipe for heartbreak. Your debt-to-income ratio needs to be fully vetted.

- Keep expectations realistic: Negotiation power doesn’t mean lowballing $100k off the jump. Every house and every seller has a different motivation.
