US Home Prices Face Real Value Erosion

In Q2 2026, home prices did rise on paper, but one key federal index actually leveled off from mid to late quarter after seasonal adjustments. Nationally, values were up about 1.5% year-over-year by late Q2, a slight uptick from mid-Q2’s 1%, but still lagging behind inflation, which hovered around 3.5%. When we look past those surface figures and adjust for inflation, it turns out real home values have been slipping for 13 months in a row. The good news? Softer inflation and stronger nominal gains have slowed that slide. Since early 2012, a federal measure has shown steady annual appreciation—proof of the market’s resilience, even when the real value is under pressure.
