Think mortgage rates are all over the place? Not quite.

There’s actually a key indicator that gives us a pretty good idea of where rates are headed, and it’s one most people overlook.

It’s called the 10 year Treasury yield. 🏦

Think of it as the heartbeat of long term interest rates. When the yield goes up, mortgage rates usually follow. When it dips, rates tend to cool down too.

Here’s what’s interesting right now, the gap between mortgage rates and the 10 year yield is tightening. 📉
And with many experts expecting the yield to slide heading into next year, that could open the door for lower mortgage rates ahead.
