Selling your home and buying your next one at the same time? There are two sets of closing costs to plan for, not one, and they usually show up in the same week.

As the seller, you're generally covering broker compensation, Washington State's real estate excise tax, and title insurance for your buyer. As the buyer, you're covering loan fees, an appraisal, and prepaid items for your escrow account. Knowing both numbers early means no surprises at the closing table.

This week's episode breaks it all down. Read it here:

Think you know how much you'll walk away with when you sell your home? Most homeowners do the equity math in their heads and stop there. But equity isn't the number that lands in your account after closing.

Broker compensation, escrow and title fees, Washington State's real estate excise tax, and prorated property taxes all come out of your sale price first. For Clark and Cowlitz County homeowners planning to sell one home and buy another around the same time, that difference can be the gap between a purchase budget that works and one that doesn't.

Your home sale closes on schedule. Your new home isn't ready for another week or two. Where do you live in between?

Selling one home and buying another at the same time in Clark or Cowlitz County often means facing this exact gap. The answer is often a post-closing occupancy agreement, also called a rent-back. It lets you stay in your home after the sale closes for an agreed number of days, so you don't have to move twice.

This week's Home to Home post walks through how it works, what it costs, and where it has limits:

You already have a buyer for your home. Then the house you were planning to buy falls through.

It happens more often than people expect, and the closing date on your sale usually does not wait for you to figure out your next step. The good news is there are real options, including staying in your home a little longer through a post-closing occupancy agreement while you find your next place.

This week's Home to Home Southwest Washington covers exactly what to do if this happens to you, and how to protect yourself before it does.

Thinking about buying your next home before your current one sells? One of the biggest worries homeowners bring to me is whether they can even qualify for two mortgages at once.

The truth is, lenders look at more than just the number of payments you're carrying. Once your current home is under contract, that payment often stops counting against you. Cash reserves and timing matter too, and knowing where you stand before you make an offer changes everything.

This week's Home to Home Southwest Washington breaks down exactly how it works for Clark and Cowlitz County homeowners. Read it and grab the free guide here:

Planning to buy your next home before your current one sells? The down payment you need is tied up in equity you haven't received yet, and that's a real problem to solve.

Two tools can help close that gap: a bridge loan or a HELOC. They work differently, cost differently, and one of them needs to be set up before your home is even listed.

I break down how each one works and how to know which fits your situation in my latest post. Read it here:

Know your home's value? Good start. Now, do you know how much of it you'd actually have in hand for your next down payment?

Selling costs, loan payoff, and closing fees all come out first, and what's left is usually a smaller number than homeowners expect. This week's Home to Home episode walks through the real math behind buying and selling at the same time in Clark and Cowlitz County, with an actual dollar example so you can see how it works.

Thinking about buying your next home before your current one sells, but unsure how to come up with a down payment when your money is tied up in the house you still own?

Here is the part that surprises most people: your down payment is not due when you go under contract. It comes due at closing, weeks later. The only cash you need early is your earnest money, and that is the smaller figure.

That gap gives you room to work with. For most homeowners, there are three ways to unlock the equity in your current home and fund the next one. This week's Home to Home post walks through all three so you can see which fits your situation.

You're house hunting in Clark or Cowlitz County and you keep seeing homes marked contingent, or on some listings, bumpable. When you're selling one home and buying another at the same time, you'll often be the buyer behind that label.

So what does it mean, and what could change your spot in line? The short answer is that the bump clause turns on one event only, the seller accepting a competing offer. Showings, questions, even a competing offer on the table do not move it.

This week's guide walks through the whole structure in plain terms, including the Washington State timing that applies once you're under contract.
