You found the next house, but your current home hasn't sold yet. So can you make an offer on the new one before the old one closes?

That's the question behind a contingent offer, and it's one a lot of Clark and Cowlitz County homeowners wrestle with. The short version is yes, you often can, and whether a seller accepts it depends on how the offer is put together and what the market is doing. Washington State adds real structure here too, including bump status and a few key deadlines that protect both sides.

The latest Home to Home Southwest Washington episode walks through all of it, including what makes a contingent offer one a seller actually takes seriously.

What happens if your home doesn't sell after you've already bought your next one?

It's the question most homeowners in Clark and Cowlitz County are quietly asking when they're thinking about making this move. This week's Home to Home post answers it directly, including how bump status works in Washington State, what a home sale contingency actually protects you from, and what the higher-risk version of this transaction requires before you go under contract.

One of the most common surprises for homeowners buying and selling at the same time: the timeline doesn't start when your home lists. It starts four to six weeks before that, and what you do in that preparation phase shapes everything that follows.

A new Home to Home Southwest Washington post walks through the full sequence, from pre-approval and net proceeds alignment before you list, through the contract phase and the closing window, with the Washington State specific details that matter for Clark and Cowlitz County homeowners.

Sell first or buy first? It's the question almost every homeowner in Clark and Cowlitz County asks when they're thinking about moving, and there's no single right answer.

What actually determines the right sequence is your financial position, your timeline, and which risks you're better positioned to manage. Most homeowners end up coordinating both transactions at the same time, but understanding why, and how that works under Washington State contract language, makes a real difference in how prepared you are going in.

Episode 1 of Home to Home Southwest Washington breaks it all down. Read it here:

Selling one home and buying another at the same time is the most common move Clark and Cowlitz County homeowners make — and the one that comes with the most moving parts.

Today I am launching Home to Home Southwest Washington: a series of posts and videos built around the questions homeowners in this situation actually ask. Not the easy questions. The real ones.

The first post is live now. The complete guide and free checklist are at the link.

If you've been seeing the headlines about Washington's new Millionaires' Tax and wondering whether it affects your home or your real estate plans. I put together a full breakdown in this week's Market Pulse Weekly.

The short answer for most people here in Clark and Cowlitz Counties: it doesn't change anything about your plans right now. But the longer answer has a few details worth knowing, including one that almost no one is talking about.

The headlines have been loud. Here's what the bill actually says — and what it means for your real estate decision

You're not confused about your housing situation anymore. You've already done the research, run the numbers, and had the conversations. You're just tired of it — and it still hasn't gone anywhere.

This week's video is for people who are somewhere in the middle of this decision, not the beginning. It looks at why housing decisions are so hard to set down, what it costs to keep going over the same ground, and what it actually feels like when something finally starts to shift.

No pressure, no predictions. Just a straightforward conversation about what's really going on when this kind of decision follows you everywhere.

Sometimes a home that once fit your life perfectly starts to feel slightly different.

Not because anything is wrong with it.

The numbers still work. The house still functions. From the outside everything looks the same.

But life moves forward.

The routines change. The priorities shift. The version of your life that once matched the house may not line up quite the same way anymore.

That’s one reason moving decisions can feel surprisingly complicated. The question underneath them often isn’t just financial.

It’s about whether the home still fits the chapter of life you’re in now.

Quick look at what's coming up across Clark and Cowlitz Counties this April.

Full breakdown in this week's Market Pulse Weekly.

A lot of homeowners in the middle of this decision aren't stuck on the math. The math works out fine. What they can't get past is the possibility of getting it wrong and not being able to undo it.

That fear tends to outweigh almost everything else — because a move you don't make eventually stops being something you think about, but a move you do make is something you live inside. Understanding why your mind does that doesn't resolve the decision. But it does make it easier to think about clearly.
